Home sales down almost 8% in the Fort Smith metro through June

Home sales between January and June in the Fort Smith metro are down almost 8% compared with the same period in 2024, but the average sales prices of homes in the metro during the period is up 4%.
Numbers in the first half of 2025 are up against a 2024 in which metro home sales were up 6.6%, and the total value of the sales was up 14%.
Homes sold in the metro in the first six months totaled 1,567, down 7.6% compared with 1,696 in the same period of 2024. The combined value of the home sales totaled $385.559 million, down 3.9% compared with the same period in 2024, according to data provided by Ashlee Milton, an executive broker with Chuck Fawcett Realty in Fort Smith and Northwest Arkansas.
The metro average home price in the first six months of 2025 was $246,050, up 4% compared with the same period in 2024. The average days on market in the first half of the year was 89, slightly higher than 86 in the same period of 2024.
Interest rates averaged around 6.77% at the end of June, a bit lower than the 6.86% at the end of June 2024, according to Freddie Mac.
The National Association of Realtors (NAR) reported that June existing-home sales were down 2.7%. The U.S. Census Bureau reported that new home sales in June were down 6.6% compared with June 2024.
“Home construction continues to lag population growth,” noted NAR Chief Economist Lawrence Yun. “This is holding back first-time home buyers from entering the market. More supply is needed to increase the share of first-time homebuyers in the coming years even though some markets appear to have a temporary oversupply at the moment.”
The Fort Smith metro set a record in 2021 for home sales and the combined value of homes sold. Following are the past five years of Fort Smith metro home sales and combined value of the sales.

SEBASTIAN, CRAWFORD COUNTY SALES
Sebastian County home sales in the first half of 2025 totaled 657, down 13.2% compared with the 757 in the same period of 2024. Home sales in the county represent 42% of homes sold in the metro.
The value of Sebastian County homes sold in the first six months was $167.554 million, down 12.3% compared with the $191.088 million in the same period of 2024. The average home sales price was $255,029 in the first six months, above the $252,428 in the same period of 2024.
Home sales in Crawford County in the first half of 2025 totaled 324, down 6.6% compared with the 347 in the same period of 2024. Home sales in the county represent 20.7% of homes sold in the metro in the first six months of 2025.
The value of homes sold in the county was $78.041 million in the first six months, down 0.6% compared with the same period in 2024. The average home sales price was $240,868, up 6.5% compared with the $226,201 in the same period of 2024.
Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.
