Home sales down 1.5% in the Fort Smith metro

The Fort Smith metro home sales market is off to a slow start, with total sales down 1.5% in the first two months of 2025 compared with the same period in 2024. Home sales in Sebastian County, the largest county in the metro, are down 12.5%.
The slow start follows a 2024 during which metro home sales were up 6.6%, and the total value of the sales was up 14%.
Homes sold in the metro in the first two months totaled 397, down 1.5% compared with 403 in the same period of 2024. The combined value of the home sales totaled $96.346 million, up 12.5% compared with the same period in 2024, according to data provided by Ashlee Milton, an executive broker with Chuck Fawcett Realty in Fort Smith and Northwest Arkansas.
The double-digit gain in the value of homes sold was driven by a jump in the average home sales price. That metro average price was $242,686, up 14.2% compared with the same period in 2024.
The average days on market in the Fort Smith metro during the first two months was 93, above 90 days in the same period of 2024.
The metro set a record in 2021 for home sales and the combined value of homes sold. Following are the past five years of Fort Smith metro home sales and combined value of the sales.

SEBASTIAN, CRAWFORD COUNTY SALES
Sebastian County home sales in the first two months of 2025 totaled 167, down 12.5% compared with 191 in the same period of 2024. Home sales in the county represent 42% of homes sold in the metro.
The value of Sebastian County homes sold in the first two months was $40.622 million, down 7.7% compared with $44.022 million in 2024. The average home sales price was $243,251 in the first two months, above $230,471 in the same period of 2024. Average days on market in the first two months was 93, above the 91 in the same period of 2024.
Home sales in Crawford County in the first two months of 2025 totaled 85, down 4.5% compared with 89 in the same period of 2024. Home sales in the county represent 22.4% of homes sold in the metro in the first two months of 2025.
The value of homes sold was $22.266 million in the first two months, up 18.5% compared with the same period in 2024. The average home sales price was $261,964, up 24.1% compared with $211,043 in the same period of 2024. Average days on market was 84, unchanged compared with the same period in 2024.
Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.
