Colliers Arkansas announced the sale Tuesday (Sept. 20) of a 48,000-square-foot office/warehouse building in west Little Rock for $3 million. The purchase price equals $62.50 per square foot.

According to a news release, Stoic Equity Partners of Alabama bought the Shackleford Business Center at 3200 S. Shackleford Road from Little Rock Investments LLC, registered to William Hartmann.

Nathan Monan of Colliers Arkansas represented the buyer. Casi Runnells and Mason Lewis, also of Colliers, represented the seller.

Tenants include Hangers Cleaners, Furniture Options and Garment Management Systems.

“Shackleford Business Center is a well-leased facility located in an amenity-rich area of Little Rock near I-430,” Monan said. “This property will make an excellent investment for its new owners. Our firm is happy to have had the opportunity to work with the buyers and sellers on this transaction and we look forward to many more years of success leasing and managing the building.”

Pulaski County property records show that the building changed hands 20 years ago for $2.5 million.
