Construction underway on $32 million Bentonville apartments

San Francisco-based Randall Hinton Development recently broke ground on a $32.25 million luxury apartment complex in downtown Bentonville. The five-story, 140-unit Lanterns on 4th development at 1005 S.E. Fourth St. is expected to be completed in January 2028.
The 193,800-square-foot project will include a parking garage and a mix of studio, one-bedroom and two-bedroom units. It will have amenities such as a fitness center with a yoga studio, a swim spa and training equipment.
The development will also have a bar, patios, coworking spaces and a rooftop deck.
“Lanterns on 4th is a truly unique, luxury offering that Bentonville’s downtown residents deserve,” said Bill Butler of Randall Hinton Development. “Located just two blocks from the Walmart campus and downtown, the project will bring 140 sophisticated units to (Southeast Fourth) Street, with convenient access to destinations like the Momentary, the town square, the future Live Nation amphitheater, and the region’s trail system.”
Buffalo Builders is the contractor. Fayetteville-based modus studio is the architect. Civil engineer is Rogers-based Ecological Design Group, and structural engineer is Rock Island, Ill.-based IMEG.
