Real Deals: 5 apartment complexes in Springdale sell for $35.85 million

Five two-story apartment complexes comprising 389 units in Springdale recently changed hands for a combined $35.85 million. The purchase price equals $92,159 per unit.

New York-based limited liability companies managed by Alex Roth bought 102-unit Springdale Estates on 4.63 acres at 220-380 Strawberry Meadows Place, 96-unit Crutcher Apartments on 5 acres at 1305 Crutcher St., 84-unit Lowell Apartments on 4.13 acres at 1705 Lowell Road, 55-unit Cheema Village on 6.94 acres at 1907 E. Emma Ave., and 52-unit Powell Apartments and a 3,000-square-foot office building on 2.24 acres at 910-916 S. Powell St.

The sellers were Midland, Texas-based limited liability companies managed by James Woodcock. Fayetteville-based Signature Bank of Arkansas provided two-year loans of up to $16.09 million. Springdale-based Legacy National Bank provided five-year loans totaling $13.8 million.

The apartment complexes were built between 2000 and 2007 and include units ranging from one, two and three bedrooms. The single-story office was built in 1994.

Last year, limited liability companies managed by Roth acquired 32-unit Boardwalk Condominium Apartments in Rogers, 76-unit multifamily development in the Carriage Square addition in Bentonville and 96-unit Berryfield Apartments and 54-unit Vantage Point Apartments, both in Springdale.

Walmart Land
Nearly 35 acres of Gravette pasture at the first Interstate 49 interchange south of the Missouri state line recently sold for $6.13 million. The purchase price equals $176,676 per acre.

Bentonville-based retailer Walmart Inc. bought 34.73 acres at the I-49 interchange with Rocky Dell Hollow Road. Bentonville-based Silver Canoe LLC managed by Mark Deihl was the seller. City Title & Closing LLC was the title agent.

Bentonville-based Country Lots LLC managed by Julie Deihl transferred the property to Silver Canoe in December 2021. Country Lots paid $428,700 for the property in December 2015. Cynthia Hingle of Gravette was the seller.

Rogers Medical
A single-story, 9,384-square-foot medical office building in the Metro Park South addition of Rogers recently sold for $3.9 million. The purchase price equals $415 per square foot.

Tontitown-based Paragon Real Estate LLC managed by Scott DeMott bought the Mercy Clinic Ear, Nose and Throat building on 0.95 acres at 5204 W. Redbud St. The seller was Debra Christoffers of Fayetteville. Russellville-based First State Bank provided a five-year loan of $1.19 million. City Title & Closing LLC was the title agent.

Christoffers paid $3.8 million for the property in October 2019. The seller was Northwest Arkansas ENT Properties LLC whose authorized member was John Lee.

Johnson Land
Ownership interest in more than 142 acres of pasture and commercial land along Interstate 49 in Johnson recently sold for $3.76 million. The purchase price equals $26,355 per acre.

Barbara Tyson, a retired executive of Springdale-based meat producer Tyson Foods and a company director since 1988, bought a 21.54% interest in 142.74 acres of the land split by I-49, with the largest portion of the property northwest of the I-49 interchange with Johnson Mill Boulevard. The remaining land is northeast of the interchange, adjacent to the four-story, 59,500-square-foot Clear Creek Tower office building.

The seller was Fayetteville-based WL Ventures LP, whose sole member is Les Baledge, a former executive vice president and general counsel for Tyson Foods and a company director since 2020. City Title & Closing LLC was the title agent.

On the same day of the transaction Barbara Tyson transferred the ownership interest to Tyson affiliate Clear Creek Ventures LLC.

Springdale RV Park
A 34-space recreational vehicle park on North Thompson Street (U.S. Highway 71B) in Springdale has a new owner after a recent transaction worth $3.75 million. The purchase price equals $110,294 per space.

Springdale-based Hickory Creek Marina Fish & Ski Center LLC, managed by Susan Whitehouse and Michael Whitehouse, bought the Ozark Canopy RV Park property on 3.84 acres at 3348 N. Thompson St.

The sellers were Lance Manning and Tarenah Manning, G4 Partners LLC managed by Derek Gibson and WhiteRiver Equity LLC managed by Bryan Loyd. Springdale-based Legacy National Bank provided a five-year loan of $1.85 million.
