Shopping center, apartments are top third-quarter Sebastian County property deals
A more than $11 million sale of commercial real estate in east Fort Smith was the largest property transaction in Sebastian County during the third quarter of 2025, according to records from Sebastian County Assessor Zach Johnson.
BVMC Fort Smith, LLC, sold shopping center properties in and around 8313 Rogers Ave., for $11.335 million to ROF TA Fort Smith, LLC, on July 24. BVMC is managed by Idaho Falls, Idaho-based Ball Ventures, an investment and property development firm. ROF TA is a holding of Beachwood, Ohio-based Chase Properties. Chase manages and invests in more than 14 million square feet of commercial space in more than 30 states.
The second largest deal in the quarter had Port City Investments selling the Kingston Court Apartments to Hardin & Hogg LLC for $3.6 million. Travis Brown, a Van Buren-based Realtor, is listed as the registered agent for Port City Investments, and Hardin & Hogg is a Bentonville-based company, according to records from the Arkansas Secretary of State.
Kingston Court, located at 4301 Yorkshire Drive in north Fort Smith, was built in 1994 and has 50 units. The deal closed July 23.
A car wash sale was the third largest deal in the third quarter. Shortman LLC sold the Club Car Wash at 2120 S. Zero St., in Fort Smith, to Club Car Wash Fort Smith Zero LLC for $3.125 million. Roland Bartels, CEO and founder of Columbia, Mo.-based Club Car Wash, was listed as the buyer, and the deal closed Sept. 26.
The largest residential property deal during the third quarter was valued at $1.25 million. Rouse Walker Properties sold the home in Fort Smith to Bryan and Carsyn Rainwater in a transaction that closed July 14.
So far in 2025, the largest property transaction was the sale of the 128-unit Harbortown Apartments in east Fort Smith. Meandering Way Partners LLP sold the property for $11.5 million in a deal that closed April 14. The property was acquired by Stratofortress Inc., with Rodney Wirth listed as the president. Meandering Way Partners was owned by Little Rock-based First Capital Management.
The top Sebastian County property transaction during 2024 was a $7.195 million deal for duplexes near the Arkansas River Valley Nature Center at Chaffee Crossing. The property was sold by Platinum Building Group, owned by Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5. Sanders Properties also paid $2.855 million in July 2023 for two apartment properties at 7800 Joseph St., and 1615 Jackson St., in Fort Smith.
The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners plan at the time was to renovate the 129-unit apartment complex.
A $20.387 million sale of the Veterans Affairs Clinic in Fort Smith and associated property on Phoenix Avenue was the largest Sebastian County property deal in 2022.
