Colliers | Arkansas announced the July 31 sale of a 177,500-square-foot flex facility located at 4201 S. Shackleford Road in Little Rock.

Total price was $13.55 million.

Pond Commercial LLC acquired the property, Shackleford Corporate Center, from a group of Colliers investors led by Drew Holbert of Colliers. Nathan Monan, also of Colliers, represented the buyer.

Strategically positioned with immediate access to Interstate 430 and the rapidly developing Colonel Glenn corridor, the property is one of the few flex parks in west Little Rock.

The asset features small-bay flex spaces, each equipped with dock-high doors, and is home to a strong mix of national and local tenants, including Southern Pipe, D-BAT, Sherwin-Williams, and Hagemeyer.

“This acquisition represented a unique opportunity for our client to invest in one of the last remaining true flex parks in this part of the market,” Monan said. “The property’s versatile small-bay spaces, quality tenant base, and strategic location made it especially attractive.”
