Subdivision sale the top Sebastian County property deal in early 2025

The sale of numerous properties on Preston Wood Drive in Fort Smith was the top Sebastian County property transaction in the first quarter of 2025. The sale of a storage facility in Greenwood was the second largest deal.

Transaction information is from the office of Sebastian County Assessor Zach Johnson, and is from deed transfers that include the sale price.

ERC Create LLC sold the Preston Woods properties to NWA LD, LLC for $2.834 million. The deal closed March 6. ERC Create LLC is based in Rogers with Rob Coleman listed as the incorporator, according to the Arkansas Secretary of State’s office. NWA LD, LLC is based in Fayetteville, with David Frye listed as incorporator. Frye, who passed away in March, was the former chief financial officer of Rausch Coleman Homes.

The second largest deal in the quarter was the $2.38 million sale of a storage facility at 2056 Industrial Park Road in Greenwood. That deal closed Feb. 6. Industrial Park Storage sold the property to 3B Storage LLC. Industrial Park Storage is based in Fort Smith with Eric Edmoundson listed as the incorporator. 3B Storage is managed by Alex Baumeister and Patrick Byrd, according to the Secretary of State’s office.

Apartment property at 5030 and 5027 S. 32nd St., and 5033 S. 31st St., in Fort Smith was sold for $1.65 million. The deal, which closed March 7, was the third largest in the first quarter. The Nguyen-Do Family Trust sold the property to Janice Tran and the James Hoang Living Trust.

The top Sebastian County property transaction during 2024 was a $7.195 million deal for duplexes near the Arkansas River Valley Nature Center at Chaffee Crossing. The property was sold by Platinum Building Group, owned by Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5. Sanders Properties also paid $2.855 million in July 2023 for two apartment properties at 7800 Joseph St., and 1615 Jackson St., in Fort Smith.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners plan at the time to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022.
