Bentonville land at Walton-backed health care campus sells for $18 million

More than 50 acres of pastureland along Interstate 49 in Bentonville has a new owner after a transaction worth $18.51 million. The purchase price equals $364,777 per acre.

Bentonville-based AWSOM Lands, a Delaware limited liability company, purchased the 50.77 acres as part of the 100-acre site that Alice L. Walton Foundation bought for a proposed health care campus to include a cardiac care facility. The site is 2 miles east of downtown Bentonville and south of the I-49 and East Central Avenue interchange.

It’s part of the $700 million, 30-year affiliation announced in September between Mercy, Heartland Whole Health Institute and Alice L. Walton Foundation. The collaboration includes Cleveland Clinic, which will contribute its cardiovascular knowledge.

The seller was Kathryn Carr of Bentonville. Waco Title Co. in Springdale was the title agent.

In July, Bentonville nonprofit ALWF Lands LLC, led by philanthropist Alice Walton, Richard Hosley and Scott Eccleston, bought an adjacent 11.5-acre site at the I-49 and Central Avenue interchange for $10 million. The seller was Bentonville nonprofit Catalyst Church NWA Inc.

Bentonville Property
Nearly 5 acres of commercial property on Southwest A Street and north of Southwest 14th Street (Arkansas Highway 102) in Bentonville recently sold for $11.9 million. The purchase price equals $2.54 million per acre.

Main And A Holdings, a Delaware limited liability company, bought 4.67 acres on A Street. The company shares an address with Bentonville nonprofit Art Bridges Foundation, but a spokeswoman said the transaction isn’t affiliated with the foundation. Philanthropist Alice Walton established the foundation in 2017 to expand access to American art nationwide.

Bentonville-based Main And A Connect LLC, managed Jake Newell, was the seller. Newell is founder and CEO of Newell Development in Bentonville. City Title & Closing LLC in Fayetteville was the title agent. Main And A Connect purchased the property as part of a larger deal for $6.87 million in May 2022.

Fayetteville Apartments
A 56-unit apartment complex near the University of Arkansas recently changed hands for $6.3 million. The purchase price equals $112,500 per unit.

Springdale-based 1777 Holdings LLC, managed by Karina Sosa, bought Willow Park Apartments at 1777 W. Preservation Drive in Fayetteville. The seller was New Jersey-based SRS Equity Fund III LLC, managed by Christopher Stout.

Built in 2001, the complex comprises six two-story buildings on 3.94 acres. The 900-square-foot units have two bedrooms and one bathroom.

Fayetteville-based Signature Bank of Arkansas provided two-year loans totaling $4.88 million. Waco Title Co. in Springdale was the title agent. SRS Equity purchased the property for $4.9 million in June 2023.

Poltack Homes
An area family recently purchased a Rogers home and sold another in Cave Springs in separate transactions worth a combined $4.67 million. The combined purchase price equals $408 per square foot.

Rupal Poltack and David Poltack bought a 5,013-square-foot home on South Clubhouse Drive in the gated Pinnacle Country Club neighborhood in Rogers for $2.3 million the week before selling a 6,435-square-foot house on Englefield Road in the gated St. Valery Downs neighborhood in Cave Springs for $2.37 million. Rupal Poltack is CEO of Walton Enterprises overseeing the Walton family office, Walton Family Foundation, and private family trust company for a single, multi-generational family.

Built in 2005, the Rogers home on 0.14 acres has three bedrooms, four and a half bathrooms and covered patio. The sellers, Stephen Layne Long and Lisa Long, were represented by Nicole Fairchild with Coldwell Banker Harris McHaney & Faucette. The Longs purchased the home for $850,000 in September 2021.

Built in 2017, the Cave Springs home on 0.87 acres has five bedrooms, five and a half bathrooms, covered patio and pool. The buyers, William J. DeMiero and Pamela Sue DeMiero, were represented by Kate Cox with Coldwell Banker. The Poltack family bought the home for $1.16 million in March 2019.
