HVAC warehouse was the top Sebastian County property deal in July-October period

The largest Sebastian County property transaction between July and October was a $6.65 million deal to acquire property at 4700 Regions Park Drive in Fort Smith. The building on the property is used by Daikin Comfort, a supplier of HVAC equipment.

Transaction information is from the office of Sebastian County Assessor Zach Johnson, and is comprised from deed transfers that include the sale price.

SGV, LP, a Springdale-based company incorporated by Les Baledge acquired the property Oct. 7 from Miami-based IR2 Holdings, LLC. The building is home to a Daikin Comfort warehouse operation. Daikin is an HVAC (heating, ventilation, air conditioning) company that markets itself as providing environmentally friendly HVAC equipment and solutions.

Baledge is a member of the Tyson Foods Board of Directors and was executive vice president and general counsel of the Springdale-based company between 1999 to 2004.

The second largest deal was the $3.1 million acquisition of several properties in south Sebastian County by the James Fork Regional Water District. The rural water provider bought the property from the Deleon Family LLC in a deal that closed Oct. 15.

The third largest deal in the four-month period was the $2.9 million acquisition by Iowa-based Casey’s of the fuel and convenience store at 2000 Phoenix Ave. in Fort Smith. Casey’s acquired the property from 2000 Phoenix FSM LLC, and the deal closed Sept. 11.

A $2.105 million sale of the Cottonwood Apartments in Fort Smith was the fourth largest property deal in the July-October period. Providence Real Estate sold the 32-unit apartment property to Collective Capital Partners, located a 2104 and 2022 Phoenix Ave., in Fort Smith, on July 2.

The top Sebastian County property deal between January and October 2024 was a $7.195 million deal for duplexes near the Arkansas River Valley Nature Center at Chaffee Crossing. The property was sold by Platinum Building Group, owned by Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5. Sanders Properties also paid $2.855 million in July 2023 for two apartment properties at 7800 Joseph St., and 1615 Jackson St., in Fort Smith.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners plans to renovate the 129-unit apartment complex. A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022.
