Home sales up almost 7% in the Fort Smith metro through October

Fort Smith metro home sales totaled 2,974 between January and October, up 6.8% compared with the same period in 2023. The combined value of the homes sold was $707.327 million, up 15.5% compared with the same period in 2023.
The gain through October is a recovery from an almost 15% decline in 2023 home sales and a 12% decline in the combined value of home sales.
The average home price in the metro through October was $237,837, up 8.1% compared with the $220,039 in the same period of 2023, according to data provided by Ashlee Milton, an executive broker with Chuck Fawcett Realty in Fort Smith and Northwest Arkansas.
The average days on market through October in the Fort Smith metro was 82, above 73 days in the same period of 2023.
Fort Smith metro home sales totaled 3,273 in 2023, down 14.5% compared with 3,829 in 2022. The value of the home sales in 2023 was $725.591 million, down 12% compared with $824.491 million in 2022
SEBASTIAN, CRAWFORD COUNTY NUMBERS
Home sales in Sebastian County between January and October totaled 1,322, above the 1,242 in the same period of 2023. Home sales in the county represent 44.5% of homes sold in the metro.
The value of homes sold was $330.126 million in the January-October period, 14.9% above the $287.423 million in the same period of 2023. The average home sales price was $249,718, above the $231,420 in the first half of 2023. Average days on market during the 2024 period was 80, above the 69 in the same period of 2023.
Home sales in Crawford County between January and October was 599, up 14.5% compared with the 523 during the same period of 2023. Home sales in the county represent 20.1% of homes sold in the metro.
The value of homes sold was $140.792 million between January and October, up 24.8% compared with the same period of 2023. The average home sales price was $235,047, above the $215,714 in 2022. Average days on market was 77, above the 61 in the first half of 2023.
Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.
