Atwoods purchase top Sebastian County property deal in June

Land in south Fort Smith on 28th Street near the recently opened Dollar General store has been sold to Atwood Distribution, L.P., a company that owns Atwood Home & Ranch stores. It was the top Sebastian County property deal in June.

The $1.35 million deal closed on June 10, with Byron Puckett Jr., an organizer of 2717 LLC, being the seller, according to the office of Sebastian County Assessor Zach Johnson. Arkansas’ Secretary of State business info has Gary Atwood and Brian Dean Atwood listed as general partners with Atwood Distribution, L.P.

Enid, Okla.-based Atwoods has 75 stores in five states, including one in Fort Smith at 1401 S. U.S. 71 Business. Talk Business & Politics has submitted a request with Atwood’s corporate office for details on plans for the property.

The second largest Sebastian County property deal in June was for $1.235 million for a residence in Fort Smith. The deal closed June 5.

The top 10 Sebastian County property deals in June had a combined deal value of $7.931 million. The top 10 deals for the first six months of 2024 total $57.383 million. The top 10 deals for each month in 2023 totaled $103.704 million.

DEAL HISTORY
The top property deal so far in the first five months of 2024 was a $7.195 million deal for duplexes near the Arkansas River Valley Nature Center at Chaffee Crossing. The property was sold by Platinum Building Group, owned Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5. Sanders Properties also paid $2.855 million in June 2023 for two apartment properties at 7800 Joseph St., and 1615 Jackson St., in Fort Smith.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners plans to renovate the 129-unit apartment complex. A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022.
