Real Deals: Clark Contractors leads LISA Academy expansion in Rogers

The city of Rogers recently issued a building permit to Little Rock-based Clark Contractors valued at $22 million.

The permit is backing the construction of middle and high school additions at the LISA Academy campus at 592 S. Horsebarn Road. LISA Academy is a tuition-free public charter school. In the 2022-23 school year, it served more than 3,700 students at 10 campuses throughout Arkansas.

In May 2021, officials broke ground on a 45,000-square-foot elementary/junior high building for K-7 students. It opened in August 2022. The campus expansion plan is to eventually have a K-12 student capacity of 950. The new building construction site is west of the existing LISA Academy building.

KLS Leasing II LLC, a company owned by the Walton Family Foundation of Bentonville, paid The Robert F. Alexander Trust $3 million in 2020 for the approximately 18-acre property.

HOTEL SALE
A 96-room hotel in Bentonville changed hands recently for $11.5 million. The purchase price equals $119,800 per room.

SC Petroleum LLC, led by Manuj Jain, bought the four-story Avid Hotel at 3402 Medlin Lane. Continental Capital LLC, led by Jayesh Jain, was the seller.

Danville-based Chambers Bank backed the deal with a $7.5 million loan. City Title & Closing was the title agent.

Continental Capital paid $88,000 for the land (1.59 acres) in 2018. DM Hotels LLC was the seller. The 39,346-square-foot property opened in 2020.

JIFFY DEBUT
An Oklahoma convenience store chain unveiled an $8 million investment in Rogers on April 10.

Enid-based Hammer Williams Co. hosted a ribbon cutting and soft opening of its Jiffy Trip brand at 1310 W. Walnut St.

The 6,200-square-foot store is open 24 hours a day and has 20 fueling pumps offering six fuel grades. In addition to gas, the store carries numerous types of coffee, soft drinks, snacks, fruits, pizza and other hot food.

The investment adds 30 jobs and is the first of 20 new store locations planned in the region over the next five years.

Hammer Williams paid $1.22 million in December 2021 for the 1.85-acre site at the corner of 13th and Walnut streets, which is equal to $15.20 per square foot. 1310 W Walnut LLC, managed by Dov Goldschmidt, was the seller.

Enformed Construction Services (ECS) in Bentonville built the Rogers store. First Oklahoma Bank in Jenks financed the construction.

COLLISION CLAIM
New commercial construction in Bentonville sold recently for $5.1 million.

Quinn Family LP II, registered to Johanna Quinn, bought the 16,345-square-foot retail building at 2806 S.W. 14th St. The purchase price equals $315 per square foot. Cross Development CC Bentonville LLC, led by Joe Dell, was the seller.

Lenders Title Co. in Little Rock was the title agent.

Caliber Collision, a national collision repair provider, is the tenant on a 15-year lease. The single-story building was built last year. The previous owner paid $975,000 for the 2.2-acre site in November 2022. DPG Single Tenant Arkansas LLC was the seller.

LOWELL FARMHOUSE
A 4,085-square-foot single-story home in Lowell sold recently for $2.25 million. The purchase price equals $551 per square foot.

Berry Taylor Brown and Laura Gillespie bought the four-bedroom modern farmhouse on Lake Point Drive near Beaver Lake. The Robert V. and Lori J. Sutton Living Trust was the previous owner of the 12.2-acre property.

Lauren Lowery with Lindsey & Associates represented the seller. Brandy Estes with Collier & Associates represented the buyer.

Brandon Schrock Construction & Custom Homes in Farmington built the home in 2023. John Starnes of Cave Springs was the architect. In May 2020, Sutton paid $175,000 for the land. Jerry Dewitt was the seller.

BEAVER LAKE HOME
A 16-acre lakefront residence in Rogers sold recently for $2 million.

Christopher and Theresa Cutting bought the McKnight Lane property on Beaver Lake. Kenneth and Rhonda Coose were the sellers.

Stephen Sohosky with Beaver Lake Realty Inc. represented the seller. Kayla St. Pierre with Lindsey & Associates in Rogers represented the buyer. TitleTech of Arkansas in Rogers was the title agent.

The three-bedroom home was built in 2001. The property includes a metal shop/storage building, private two-slip dock, two lifts, a swim deck and a 720-square-foot guest house.

Coose paid $680,000 for the property in September 2017.

CHATTIN VALLEY RESIDENCE
A 4,680-square-foot residence in Cave Springs’ Chattin Valley neighborhood sold recently for $1.15 million. The purchase price equals $246 per square foot.

Andrew and Gabrielle Feil bought the four-bedroom home on Chattin Lane from James and Crystal Norton.

JPMorgan Chase Bank backed the deal with a 30-year, $625,000 loan. Sean Morris with Coldwell Banker Harris McHaney & Faucette in Fayetteville represented the buyer. Motus Group with Keller Williams Market Pro Realty in Fayetteville represented the seller. Waco Title Co. of Springdale was the title agent.

The custom home was built in 2013. Norton paid $640,000 for the 0.8-acre property in 2018. Craig and Lesley Huber were the sellers. In April 2013, Huber paid Riggins Construction $530,000 for the home.

FARMINGTON COMMERCIAL
A 10,280-square-foot commercial building in Farmington sold recently for $1.1 million. The purchase price equals $107 per square foot.

Frank Murphy Properties LLC, managed by Jackson Chism, bought the multi-tenant strip center at 110 Saratoga Way, which is known as Cardinal Court. Pure Properties LLC, led by Keith Purifoy, was the seller.

Priority Bank in Prairie Grove provided financing with a three-year, $935,000 loan. Waco Title Co. in Springdale was the title agent.

The 1-acre property was built in 1998. In 2015, Pure Properties paid $587,500 for the building. The seller was Cardinal Property Investments LLC, managed by Dan Dorman.
