Apartments, grocery store are top Sebastian County property deals in January

The $3.365 million sale of apartments in south Fort Smith and an $850,000 sale of a grocery store in Greenwood were the top Sebastian County property deals in January, according to info from the office of Sebastian County Assessor Zach Johnson.

Andmark Crown Ridge sold an apartment complex at 7114 Texas Road in Fort Smith to Jackson, N.J.-based Crown Ridge LLC. The deal closed Jan. 23.

Springdale-based Harps Food Stores bought the property and building at 301 W. Center St., in Greenwood in a deal that also closed Jan. 23. Harps began operating at the location, which was previously a CVs Family Foods store, in early 2022. The company said at the time it was the 12th Harps store in the Fort Smith metro, and the 25,000-square-foot store opened with 18 part-time and 11 full-time employees.

The top 10 Sebastian County property deals in January had a combined deal value of $8.351 million. The top 10 deals for each month in 2023 totaled $103.704 million. The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
