Commercial space, Hackett residence top Sebastian County property deals in October

The acquisition of retail space in the growing commercial area between Interstate 540 and Phoenix Avenue in Fort Smith, and west of Academy Sports, was the largest Sebastian County property deal in October.

According to information from the office of Sebastian County Assessor Zach Johnson, Bakersfield, Calif.-based RTS Orchards LLC sold property at 4601-4605 Phoenix Ave., to Fort Smiith-based Springfield Real Estate LLC for $2.85 million. The deal closed Oct. 6.

The commercial area includes a Starbuck’s, Newk’s Eatery, and the Fort Smith ER and Hospital.

The second largest deal was for residential property in Hackett. Justin and Mandi Williams sold the property to Jamie and Jeffrey Powers in a $1.235 million deal that closed Oct. 5.

The top 10 Sebastian County property deals in October had a combined deal value of $9.292 million.

The largest deal so far in 2023 is the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
