Little Rock Children’s Clinic signs new WLR lease for expanded medical office

Little Rock Children’s Clinic (LRCC) signed a lease on Aug. 31 for office space at 27 Corporate Hill Drive that they plan to remodel and convert into medical office space. Mark Bentley and Bill Pendergist of Colliers Arkansas in Little Rock represented the tenant in the transaction. Isaac Smith and Justin Bentley, also of Colliers, represented the landlord, Chenal Parkway Development.

Colliers Arkansas announced the details in a news release Monday (Oct. 9).

Currently located on the Baptist Health campus, LRCC will expand into its new 16,712-square-foot space once renovations are completed, tentatively planned for late in the first quarter of 2024.

The building totals 42,200 square feet. It was built in 1996 and expanded in 2016.

“LRCC engaged the Colliers team to help them source larger space near their current Baptist Health office,” Pendergist said in the release. “With limited options nearby, our team got creative and approached the landlord at 27 Corporate Hill Drive to see if they would be receptive to converting a large portion of their building to medical space. They were open to the idea, and we were successful in negotiating an agreeable lease for all involved. Colliers was happy to have had the opportunity to serve clients on both the tenant and landlord side.”

Lisa Turpin, strategic planner and project manager at Colliers, is providing space planning and relocation assistance to LRCC.

Little Rock Children’s Clinic, established in 1975, now includes eight board-certified pediatricians and one nurse practitioner on its staff.
