Office building, apartments part of top Sebastian County property deals in June

The $3.515 million sale of an office building used by the Social Security Administration was the top June property deal in Sebastian County, according to information provided by the office of Sebastian County Assessor Zach Johnson.

The buyer and seller of the property, located at 6801 Dallas St., are both tied to the same registered agent address in Little Rock.

The second largest deal was the $2.855 million sale of two apartment properties at 7800 Joseph St., and 1615 Jackson St., in Fort Smith. Bentonville-based Sanders Properties bought the apartment buildings from Fort Smith-based Royal Ridge Holdings, with Johnathan Griffin listed as the registered agent of Royal Ridge.

The top 10 deals in June had a combined deal value of $12.837 million.

Also, an update from the Assessor’s office shows that the top transaction in May was a $3.69 million sale of the Best Western branded hotel that is immediately south of Chili’s in Fort Smith. Pinakin Patel, based in Van Buren, bought the ownership of other property investors. The transaction was initially not included in the report provided to Talk Business & Politics.

The updated top 10 deals in May had a combined deal value of $9.889 million.

The largest deal so far in 2023 is the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
