Duplex lots, medical space largest April property deals in Sebastian County

The $1.47 million sale of 16 duplex lots in north Fort Smith was the largest Sebastian County property transaction in April, with a medical office building near Central Mall in Fort Smith being the second largest deal.

Fenwick Sebastian County LLC sold the duplex lots at 1426 N. 41st St. in Fort Smith to Lick Estates 2 LLC, according to info from the office of Sebastian County Assessor Zach Johnson. The deal closed April 20. The medical space at 1301 S. Waldron Road in Fort Smith was sold by Union Center Properties to Jeffrey Way LLC for $942,000. The deal closed April 8.

Third on the list in April was an agricultural-farm property sales at 842 W. Hartford Road in Hartford. Thomas and Cindy Phanprathoum sold the property to Vu and Thoai Phung for $725,000. The deal closed April 4.

The largest property deal for the year is the $6.7 million January transaction for the property on which Red Lobster is located. Because I Love Horses LLC sold the property on Jan. 24 to 1120 South Walton Partners LLC. Corporate records show Fort Smith businessman Kane Whitt as organizer of 1120 South Walton Partners.
