The Colony West Shopping Center, located at 10300 N. Rodney Parham Road in Little Rock, sold for $8.54 million in a January 29, 2021 transaction.

Colony West Group LLC/C-Lef Partners LLC sold the shopping center to Midland Atlantic Properties of Cincinnati, Ohio. The deal was brokered by Jason Parker of Cushman & Wakefield/Sage Partners.

Purchased by Colony West Group LLC/C-Lef Partners LLC in 2016, the property has been managed and leased by Sage Partners.

“The owners took pride in improving this key shopping center located in the heart of Little Rock,” said T.J. Lefler, partner in Colony West Group. “Today, I am proud to say the property is 100% leased and well-situated to provide a convenient shopping and dining experience to area residents and visitors.”

The 87,000-square-foot retail center sits on seven acres strategically located at the intersection of Rodney Parham Road and Interstate 430 in Little Rock.

Current tenants include legacy tenants Kroger, Simmons First Bank, Senor Tequila, and Trek Bikes. Sage Partners increased occupancy from 85% occupancy to 100% at the time of sale. Additionally, Sage Partners oversaw several tenant improvements, including the addition of the state’s first Hungry Howie’s pizza franchise.
