Real Deals: West Wedington Drive acreage in Fayetteville sells for $1.9 million
Seven parcels totaling 27.4 acres in Fayetteville sold recently for $1.9 million. The purchase price equals $1.59 per square foot.
Planet Storage LLC, registered to attorney Kasper Huber, bought the land north of West Wedington Drive, west of North 51st Avenue. Josan Properties Arkansas LLC, whose members include Gurmeet Josan and Jastinder Thind, was the seller.
City Title & Closing of Fayetteville was the title agent.
BENTONVILLE ESTATE
A 24-acre estate home east of Interstate 49 in Bentonville changed hands recently for $1.32 million.
Richard and Sheila Wagnon of Texarkana bought the 6,855-square-foot residence ($193.66 per square foot) on Rocky Ridge Trail. David and Beverly Lamp were the sellers.
Guaranty Bank & Trust N.A. of Texarkana, Texas, financed the deal with a 25-year loan of $1.08 million.
City Title & Closing of Fayetteville was the title agent. Jan Holland with Coldwell Banker Harris McHaney Faucette in Bentonville represented the seller. Ryan Blackstone with Keller Williams Market Pro Realty of Fayetteville represented the buyer.
Amenities include a saltwater pool, media room, exercise room, study, detached four-car garage and 60-by-60-foot horse barn with workshops.
The seven-bedroom home was built in 1997. Lamp bought the two-parcel property in June 2016 for $1.47 million. The Lessly Joint Trust was the seller.
LOWELL LAND
Three parcels totaling 29.36 acres off West Monroe Avenue (Arkansas Highway 264) in Lowell changed hands recently for $950,000. The purchase price equals 74 cents per square foot.
JMC Land LLC, whose managing members include Jan Michael Uy and Maria Czarina Ang Soriano, bought the property west of Interstate 49 from Bobby Cook.
Arvest Bank backed the deal with a two-year loan worth $740,000.
Waco Title Co. of Springdale was the title agent. Somer Adams with Lindsey & Associates in Rogers was the listing agent. Jesselyn Lising with Collier & Associates in Bentonville represented the buyer.
The land is cleared and leveled and zoned A-1 (agricultural).
CENTRAL SALE
A car wash and laundromat development in Bentonville sold recently for $755,000.
The Murphy 4210 North State Line Irrevocable Trust of Little Rock bought the 0.96-acre property at 2109 E. Central Ave. M&M Hudson Enterprises Inc. was the seller.
Partners Bank of Helena backed the deal with a three-year loan of $641,000.

VANTAGE DRIVE LOT
The last available commercial lot in the developing Vantage Drive Office Park in Fayetteville sold recently for $614,994.
Fayetteville-based food production company Blackhive Corp., a global trading, sourcing and marketing business, bought the 1.75-acre lot. The purchase price equals $8.07 per square foot.
Kyle Naples, through his Jet Investments LLC, was the seller.
City Title & Closing of Fayetteville was the title agent. David Erstine, a real estate broker with CBRE in Fayetteville, represented the seller.
The lot is part of a 13-acre site situated east of North Vantage Drive, north of the U.S. Post Office at 1590 E. Joyce Blvd. Naples paid $1.5 million ($2.65 per square foot) for the land in 2018.
Blackhive CEO Ryan Efurd said development plans for the property include a new corporate office for the company. NAPA Construction of Fayetteville, led by Naples, will build the two-story building. Efurd said the building would include a retail showroom for Canis, a direct-to-consumer technical hunting apparel company. The retail space will allow customers to shop in person, Efurd said. He is a co-founder of the business.
