ERC, builder Tim Mays announce $11 million residential development at Chaffee Crossing
ERC Holdings will soon break ground on a new residential neighborhood in Chaffee Crossing. Called Lakeside Crossing, it will be 17 acres, situated in a location along Wells Lake Road across from Wells Lake and the Arkansas River Valley Nature Center. It will be a $15 million investment upon completion.
A representative from Crafton Tull & Associates appeared on behalf of the development at a planning commission study session on Tuesday (Aug. 7) to present the final plat.
Third-generation builder Tim Mays is the exclusive builder of the 60 single-family homes ranging from 1,650 square feet to 2,500 square feet. Varying lot sizes and customizable design plans will start at $225,000. Mays plans to begin construction on multiple homes in the spring of 2019. A groundbreaking ceremony is planned at 10 a.m. on Wednesday, Sept. 26.
Lakeside Crossing will feature immediate proximity to fishing, trails, kayaking, and canoeing on Nature Center property directly across the street. It also will have direct access to multi-use and mountain biking trails as well as close proximity to Parrot Island Waterpark and Ben Geren Park.
The neighborhood will be bordered by the Veterans Avenue Dog Park ERC will contribute to the Fort Smith Parks and Recreation Department for public use.

Other nearby amenities will include Torraine Lake on Chad Colley Blvd., Deer Trails Golf Course, McClure Amphitheater, and the Chaffee Crossing Historic District. Information about the availability of lots and home designs can be obtained through Becky Ivey of Chuck Fawcett Realty. Ivey will be the real estate marketing and sales agent on the project.
ERC has been developing high-end apartments and homes, single-family additions, and strategic commercial and office developments in the southern and midwestern United States since 1957.
Latest announcements include the future Chaffee Pizza location at The Landing commercial development and The HUB at Providence, a new $11 million “live above retail” commercial and residential mix that recently broke ground at 9101 R.A. Young Jr. Drive. Last September, ERC announced Stonecrest, an $8 million luxury duplex development. The company’s other residential areas include The Haven, Highland Crossing, Avalon, and Providence.
