Annual Lease Guide Includes 303 Listings

For the seventh consecutive year, the Northwest Arkansas Business Journal has partnered with Xceligent Inc. as the source for its annual Office/Retail Lease Guide.

The 13-page list, which begins on Page 13, includes more than 300 listings of properties in Benton and Washington counties.

Xceligent provides its database of commercial listings as the basis for the list. The Business Journal deliberately excluded commercial properties that were listed “For Sale” only, or that are more than 95 percent occupied.

According to the Xceligent data, there are 303 office/retail property listings in Benton and Washington counties with a combined 6.91 million SF of space, 67 percent of which is occupied. That leaves about 2.27 million SF of vacant space.

Of those listings, 130 are classified as retail space. There are 3.34 million SF of retail space, and about 64.52 percent of that is occupied.

The remaining space — some 3.57 million SF — is classified as office space, and about 69.45 percent of that is occupied.

By city, Rogers had the most office and retail space with 2.24 million SF, or 32.4 percent of the total available in the four largest cities.

Bentonville and Fayetteville follow with 1.76 million SF and 1.56 million SF, respectively, although Bentonville has about 187,000 SF of more vacant space than Fayetteville.

Springdale has 963,447 SF of office and retail space.

The Bentonville office of Colliers International had the most number of listings with 49 total, representing 817,227 SF of space.
