Harps Closes Gentry Building Acquisition For $1 Million

Springdale-based grocery chain Harps Foods Stores Inc. has closed on a $1 million purchase of a future store location in Gentry.

Harps bought the approximately 23,500-SF building on a 4.6-acre site at the corner of Arkansas Highways 12 and 59, a purchase price of $42.55 per SF.

James Family Properties LLLP of Little Rock, led by Judith Scherer, was the seller.

City Title & Closing LLC of Fayetteville was the title agent.

Marvin’s IGA was the most recent tenant of the single-story building.

After the property is remodeled, the store is expected to open by the end of the year.

 

Pettus Purchase

A 5,917-SF home situated on 5.6 acres east of Fayetteville has a new owner after a recent sale worth $1.21 million.

LAM Capital Trust of Fayetteville, led by Alex and Marina Lostetter, bought the property on Lamar Pettus Road, just off Sassafras Hill Road. The purchase price equals $204.49 per SF.

Kimberly Ann Johnson was the seller.

City Title & Closing LLC of Fayetteville was the title agent.

John Carpenter with Lindsey & Associates of Fayetteville had the listing.

The four-bedroom home was originally built in 1985.

 

Remodeled Residence

A recently remodeled home in downtown Bentonville is off the market after a recent sale worth $835,000, a purchase price of $253.72 per SF.

Jeff Gruener bought the 3,291-SF home on West Central Avenue from Andy and Mary Murray.

Little Rock-based Bank of the Ozarks financed the deal with a 30-year mortgage of $360,000.

City Title & Closing LLC of Fayetteville was the closing agent.

Michelle Dearing, formerly of the Limbird Real Estate Group of Rogers, had the listing.

Murray bought the four-bedroom home in August 2014 from Burton and Bettie Mader for $630,000.

 

Single-Home Site

A Fayetteville land sale netted 5.54 acres in an all-cash purchase of $466,745, or $84,250 per acre.

JHawk Properties LLC of Fayetteville, registered to Erick Schermerhorn, bought the land on East Farr Lane, just east of Fayetteville Health and Rehab at 3100 N. Old Missouri Road. The tract was split from an original 56-acre parcel, with approximately 43 acres remaining for sale.

JTK Trust, led by James T. Keenan, was the seller.

Waco Title Co. of Springdale was the title agent.

Mitch Weigel with Downtown Properties Real Estate Group of Fayetteville was the listing agent.

Weigel and Meredith Dowse, formerly with DPREG, were the selling agents.

The property is zoned RSF-4 but will be used for a single-home site.

 

Office Space

A 3,086-SF office property off of Joyce Boulevard in Fayetteville has sold for $309,000, a purchase price of $100.12 per SF.

AT&E Properties LLC, led by Carter Clark, bought the property at 2744 E. Millennium Place.

Northwest Arkansas Board of Realtors Inc. was the seller.

Advance Title & Escrow in Fayetteville was the title agent.

Bear State Bank N.A. in Springdale provided financing with a five-year loan of $255,000.

Doyle Yates of Coldwell Banker Harris McHaney & Faucette in Fayetteville had the listing.

Clark, a co-owner of Springdale-based Weichert, Realtors — The Griffin Co., plans to relocate the real estate firm’s Fayetteville office at 3878 N. Crossover Road into the Millennium property.
