$10 Million Project Starts Fields Business Park

Construction is scheduled to begin in March on a $10 million Class A office building in the Pinnacle Hills area of Rogers.

Developers Chad and Monika Hatfield of Bentonville, longtime supplier representatives in Northwest Arkansas and owners of Hatfield Properties, said the two-story, 40,000-SF building at 3070 S. Champions Drive is the first building in the first phase of a 28-acre business campus dubbed The Fields at Pinnacle.

The location is at the northwest corner of West Northgate Road and South Champions Drive, just west of the World Trade Center Arkansas building. Hatfield bought the two-parcel site in the fall of 2013 for $3.4 million.

Global manufacturer Mars Inc. will relocate its Benton County vendor office to the new building, taking approximately 31,000 SF for its chocolate, food, pet care and Wrigley businesses.

The design-build team for the building includes C.R. Crawford Construction of Fayetteville, Polk Stanley Wilcox Architects of Little Rock and Nielsen Architecture of Bentonville.

Amenities include LEED Gold certification, outdoor patios and on-campus dog park.

“We are excited about what we are going to be bringing to Northwest Arkansas,” Chad Hatfield said. “With both of us being vendors, we feel like we have a good idea of the pulse of the vendor community and how people are wanting to work today.”

The Fields at Pinnacle will be developed in two phases. Phase I calls for four more build-to-suit buildings geared toward Wal-Mart Stores Inc. vendors and vendor services, with additional space for retail and restaurant tenants. Phase II is 15 acres with flexible use.

Capstone Commercial Advisors of Rogers has the exclusive leasing and marketing rights for the building and the property.

Hatfield said Mars is a current tenant at another Hatfield Properties building at 597 Horsebarn Road in the Metro Park business park in Rogers. To that end, the building will be offered for sale ($4.28 million) or lease ($24-FSG) later this year.
