Sage Partners Developing 30,000-SF Headquarters for BNSF Logistics

Fayetteville commercial real estate firm Sage Partners is planning the development of a 30,000-SF office building in Springdale that will serve as the new U.S. headquarters for global third-party logistics services provider BNSF Logistics.

The privately held company is an indirect, wholly owned subsidiary of Burlington Northern Santa Fe LLC, a Berkshire Hathaway company, and operates approximately 30 offices in North America.

BNSF — which provides modal solutions, transportation execution, supply-chain services and consulting — has been in its current Springdale office at 4700 S. Thompson St., for a little more than a decade. There are currently 160 employees. The new building will have between 150 and 200 employees, with capacity to add an additional 40 to 50 over the next 10 years.

The location of the new building is a 4.69-acre tract just east of Interstate 49 near the northwest corner of Watkins Avenue and South 48th Street. Sage Partners, through its 48th St. Office LLC, recently paid $919,333 for the property.

Ozark Guidance Center Foundation Inc. was the seller and still has additional land adjacent to the BNSF building for sale, according to Sage Partners executives Marshall Saviers and Brian Shaw.

The development is being funded with a construction mortgage from Legacy National Bank of Springdale for $5.11 million.

C.R. Crawford Construction of Fayetteville is the general contractor and BiLD Architects PLLC of Fayetteville is handling the design work.

Engineering Consultants Inc. of Springdale is the civil engineer.

Shaw said construction is expected to be complete by late this summer.
