Bentonville Estate on 33 Acres Sold For $2.6 Million

A 12,000-SF estate home in Bentonville recently sold for $2.6 million.

Justin and Juliana Whaley bought the private, gated residence on Northeast McCollum Road just off Tiger Boulevard.

Phillip and Dayna Martz were the sellers.

The five-bedroom home sits on 33 acres, was built in 1998 and appraised earlier this year for $2.91 million.

Kelley Hanson with Portfolio Luxury Real Estate of Rogers was the listing agent. Portfolio had the listing since August 2011.

City Title & Closing LLC of Fayetteville was the title agent.

The home includes a billiards room, media room, exercise room, heated saltwater pool and spa, 2.5-acre stocked pond with dock and greenhouse.

 

Arber Activity

Seven duplex properties in the Arber Estates addition of Springdale recently sold for $1.54 million.

Philip Taldo, through his Taldo Properties LLC, bought the duplexes on Brooklyn Avenue near Har-Ber High School.

Kevin Riggins, through his Gunnison Rentals LLC, was the seller.

Advance Title & Escrow in Fayetteville was the title agent.

Riggins acquired the lots for $280,000. Arber Estates LLC, led by Bill Lazenby and Ronnie Ball, was the seller.

The properties were built in 2009. Each duplex is approximately 2,900 SF and contains two units. Twelve of the 14 units are occupied.

 

PolyTech Property

Ownership of a 5.5-acre industrial development in Prairie Grove changed hands in a $1.35 million deal.

James E. Benton and John Wood McCutcheon, through their Jimjohn Capital LLC, bought the 76,000-SF building at 126 N. Industrial Park Road.

NWA Capital Investments LLC, led by Steve Booth, was the seller.

First Security Bank in Fayetteville financed the deal with a five-year mortgage of $1.42 million.

PolyTech Plastic Molding Inc. is the building tenant. Benton and McCutcheon bought the business in mid-2012 from Booth, who remained as the building landlord.

The single-story building was built in 1989.

Booth paid Greg Enterprises Inc., led by Greg Copeland, $900,000 for the property in May 2001.

 

D&I Deal

A 3,200-SF strip center in Bentonville has a new owner after a $1.35 million sale.

D&I Estates LLC, led by Srikanth Vasireddy, bought the 1.33-acre development at 231 N. Walton Blvd.

231 N. Walton LLC, led by Rodney H. Ghan, owner of R.H. Ghan Commercial Properties of Fort Smith, was the seller.

Hometown Bank NA of Pineville, Missouri, financed the deal.

Waco Title Co. of Springdale was the title agent.

Ghan bought the land from the Morrison Trust in November 2003 from Samuel K. Morrison for $60,000.

The building was built in 2004 and appraised in 2013 for $893,700.

The building is 100-percent occupied by three tenants: Rent-A-Center, Papa John’s and Wingstop.

 

Nottingham Sale

A 4,447-SF home in Phase IV of the Pinnacle subdivision in Rogers has a new owner after a $650,000 sale.

Huey and Tonya Long bought the home on West Nottingham Lane from Matthew and Lauri Luker.

BOKF NA DBA Bank of Arkansas in Tulsa financed the deal with a 30-year mortgage of $417,000.

Stewart Title Co. in Bentonville was the closing agent.

The four-bedroom home was built in 2005 and appraised in 2011 for $661,400.

Luker bought the home in August 2008 for $715,000. Peter and Sherri Zarse were the sellers. Zarse bought the home in December 2005 for $600,000. United Arkansas General Contractors Inc. was the seller.

UAGC bought the half-acre lot in January 2005 from Tallchamps LLC.

 

Zealvest Buy

Ownership of 22 residential lots in the Rocky Creek subdivision east of South Dodson Road in Rogers changed ownership in a $500,000 sale.

David Harris and Robert David, through their Zealvest LLC, bought the lots totaling 6.04 acres on West Willow Street, South 58th Street and West Redbud Street.

Dinero Land LLC, led by Jeffrey H. Simpson, was the seller.

Legacy National Bank of Springdale financed the deal with a one-year mortgage of $395,000.

Waco Title Co. of Springdale was the title agent.

Dinero acquired the land totaling 19.77 acres in November 2004 for $690,000.

Rocky Creek Horses Help Inc., led by Jim Necessary, was the seller.
