Another mixed use development proposed for Garrison Avenue

It was just earlier this week that work began on a new $3 million commercial and residential mixed-use development along the 400 block of Garrison Avenue and it now looks like a similar, though smaller, development could be coming to the 800 block of Garrison.

In a packet for Tuesday's (April 15) Central Business Improvement District meeting are plans for a project at 822 Garrison Avenue that would include a restaurant and two apartments, both of which will be two bedrooms. Included within the packet are conceptual drawings that appear to show a Jimmy John's Gourmet Sandwiches. The closest Jimmy John's is located on Dickson Street in Fayetteville.

In a memo to Deputy City Administrator Jeff Dingman, Downtown Development Coordinator Jayne Hughes only confirms basic information about the project and its tenants, never specifically saying what restaurant could be included in the development.

"The planned use for the lower level of this building is a quick service restaurant with delivery options," she wrote. "The upper level of the building will house two residential spaces each offering two bedrooms. Both uses of the building, being restaurant and residential, are certainly needed and encouraged in the district."

Developer Rodney Ghan of R.H. Ghan Commercial Properties is responsible for the project, which will sit across from a similar mixed use development at 823 Garrison Avenue that includes Saké Sushi & Martini Bar and the Ivory House Lofts.

The cost of the project is not known at this time.

The CBID will consider the 822 Garrison Avenue project at its Tuesday meeting, which will be held at 10 a.m. on the top floor of the Area Agency on Aging Building on Garrison.
