LaFrance Plucks 9.4 Acres on Whitaker Roundabout

Undeveloped acreage near the front gate of Pinnacle Country Club in Rogers recently sold for $2.6 million.

Jason LaFrance of Little Rock, through his STAMJA-DT Pinnacle Properties LLC, is the new owner of 9.41 acres of commercial land at the southwest corner of the roundabout on Pauline Whitaker Parkway.

The property is due west of a Walmart Neighborhood Market.

The seller was PB-6912 S Quentin LLC, an affiliate of The PrivateBank and Trust Co. of Chicago.

Clinton Bennett, managing broker of CBRE-NW Arkansas in Fayetteville, represented the seller.

Ramsay Ball, a principal with Colliers International in Bentonville, represented the buyer.

The land had previously belonged to Bill Schwyhart and Robert Thornton through their Pinnacle Hills West LLC, part of a partnership commonly called Pinnacle Investments.

 

Office Space

A 24,240-SF office building just north of the Northwest Arkansas Mall has a new owner after a $1.9 million sale.

Robert C. Norman Jr. and Lawrence Duane Rhodes, through their NorRho LLC, and Jeffrey B. Mathias and Aaron M. Hawes, through their First Assets LLC, are the new owners of the property at 4285 N. Shiloh Drive in Fayetteville.

First State Bank of Northwest Arkansas was the seller.

Alan Cole with Colliers International in Bentonville represented the seller.

Larry Matlock with Advantage Realty Group LLC in Springdale represented the buyer.

Realty Title and Closing Services LLC of Springdale was the closing agent.

Legacy National Bank of Springdale funded the deal with a five-year mortgage of $1.59 million.

The three-story office building was built in 2004 and appraised in 2012 for $2.5 million.

CDI Contractors Inc. is a current tenant. The building is approximately 30 percent occupied.

 

Cottonwood Transaction

A 10,440-SF office building in Phase II of Bentonville’s Cottonwood Village addition recently sold for $1.3 million.

LT Investments LLC of Rogers bought the building at 2400 S.E. Cottonwood St. The seller was Dean Eisma, through his Cottonwood Investment II LLC.

The single-story building was built in 2004 and appraised earlier this year for $1.08 million.

 

Blossom Buy

A 4,639-SF home in Phase II of the The Manors on Blossom Way Creek addition of Rogers recently sold for $840,000.

Andrew and Mary Lubert bought the West Blossom Way Drive property from John and Jennifer Agwunobi.

Waco Title Co. of Springdale was the closing agent.

First Bank in Rogers backed the deal with a mortgage of $840,000.

Agwunobi bought the home in August 2012 for $685,000. David and Jean Reiff were the sellers.

The home was built in 2001 on a 1.8-acre lot. It appraised in 2012 for $636,050.

 

Wimbledon Abode

A 4,213-SF home on Lot 14 of the Champions Golf & Country Club addition of Rogers has a new owner after a $600,000 sale.

Jeremy Avance bought the recently remodeled home on Wimbledon Way. Gary Nichols, through his Hillcrest Holdings LLC, was the seller.

City Title & Closing LLC of Fayetteville was the closing agent.

The five-bedroom home was built on a 0.39-acre lot in 2006 and appraised in 2011 for $563,200.

Nichols bought the home from Houshmand Abrary and Massoumeh Torabi in October 2010 for $374,000.

 

Poultry Purchase

A 60-acre tract in western Washington County recently sold for $335,000.

Ber Thao of Gentry bought the property, at 21988 W. Highway 62 in Lincoln, from Vernon Holland.

Holland bought the land in September 1991 for $120,000.

Development plans include the construction of four (4) 55-by-600 feet broiler houses, contracted with Tyson Foods Inc.

Greg Cheshier, principal broker at Team Ag Real Estate of Lincoln, was the listing agent.

Lenders Title Co. of Fayetteville was the closing agent.

Arvest Bank in Siloam Springs financed the deal with a one-year mortgage of $1.8 million.
