Flintco Leads Expansion Effort at Grace Point Church

Flintco Inc. of Springdale recently purchased a building permit valued at $6.32 million.

The permit is for the construction of a 33,400-SF building for the ministry campus of Grace Point Church of Northwest Arkansas at 1201 McCollum Road in Bentonville. Flintco is the general contractor.

Polk Stanley Wilcox Architects of Fayetteville is the architect on the project.

Crafton Tull of Rogers is the civil engineer. Tatum-Smith Engineers Inc. of Rogers is the structural engineer.

Johnson Mechanical Contractors of Fayetteville is the plumbing/HVAC contractor.

Marrs Electric of Springdale is the electrical contractor.

Arco Excavation and Paving Inc. of Springdale is the site work contractor.

The building will be used for a new sanctuary and classrooms. Parking and a remodel of existing buildings are part of the project.

The project is slated for a summer 2013 completion.

 

Circuit Sale

A retail development in Fayetteville has a new owner after a $3.3 million sale.

U.S. Real Estate Limited bought the Mattress Firm building at 744 E. Joyce Blvd.

The seller was 744 Arkansas Properties LLC of Georgia.

The building contains 20,716 SF on 2.35 acres. It previously housed a Circuit City, which closed its stores nationwide in 2009.

744 paid $1.5 million for the vacant building in June 2011.

 

Grocery Grab

Commerce Construction Co. of Springdale is the general contractor for a construction project at 1209 N. Walton Blvd. in Bentonville.

A 37,000-SF Harps Food Store is scheduled for completion in April. The development is under way with a building permit valued at $3.14 million.

Sweetser Construction of Fayetteville is the site work contractor.

J. Price Architecture of Liberty, Mo., is the architect on the project.

Engineering Services Inc. of Springdale is the civil engineer and Henderson Engineers Inc. of Lowell is the mechanical engineer.

Professional Air Systems LLC of Springdale is the HVAC contractor.

Fayetteville Mechanical is providing plumbing services.

Other subs working on the project include Abram’s Glass Inc. of Springdale, Chuck’s Paint Services of Springdale, Concrete Services of NWA Inc. of Springdale, Crum and Marshall Waterproofing of Springdale, Scheffe’s Roofing Inc. of Colorado Springs, Colo., and Frank Sharum Landscape Design Inc. of Fort Smith.

Harps acquired the land, about 4.2 acres, in June for $1.86 million.

 

Broiler Buy

A 49-acre broiler farm west of Gravette rang up a $1.75 million transaction.

Chien Nguyen bought the T.K. Farms at 26250 Timlake Road from Thoai Le and Quyen Ma of Houston, Texas.

The deal is financed with a $1.61 million loan from Arvest Bank of Fayetteville.

Le and Ma have owned the land, 10 broiler houses and 1,388-SF home since striking a $2.28 million deal with Wet Prairie Farms LLC in March 2005.

The property’s last appraisal was $1.06 million in 2011.

 

Sellers Sells

A 7,598-SF private estate on 20 acres in Springdale sold recently for $1.49 million.

Bryan and Amanda Hunt bought the property on Ivey Lane from Debra Sellers.

The five-bedroom home has a gated entry, and was built in 1998. Other amenities include a music room, craft room, three bonus rooms and private study.

Kirk and Debra Thompson paid $225,000 for the land in October 1996.

Kirk Thompson is a former CEO of J.B. Hunt Transport Services Inc. in Lowell.

Bryan Hunt is the son  of J.B. Hunt’s co-founders, the late J.B. and Johnelle Hunt.

Peggy Lucero with Re/Max Associates in Fayetteville was the listing agent.

 

Pinnacle Purchase

A 5,356-SF home near the front gate of Pinnacle Country Club in Rogers sold recently for $825,000.

Martin and Lisa Porter bought the South Champions Drive home from Rick and Beverly Russell.

The deal was partially funded with a mortgage worth $660,000 held by Arvest Bank-Lowell.

Gloria McKinney and Jacque Harren with Coldwell Banker Harris McHaney Faucette of Rogers were the listing agents.

Ed Franzke with Bassett Mix and Associates of Fayetteville represented the seller.

The 4.71-acre property appraised earlier this year for $871,450, and had a listing price of $875,000.

Russell paid $135,000 for the land in July 1999.

Amenities include a saltwater pool with spa, fishpond with waterfall, and a game room.

 

Lease Agreement

The Egg & I has entered into a 10-year lease agreement with VOC LP, led by Dewitt Smith, to occupy 3,777 SF in the Village on the Creeks development at 5206 Village Parkway in Rogers.

The national restaurant chain is taking space previously leased by B Larue gift shop. The space faces 52nd Street. Similar spaces have an asking rate of $17.50 NNN.

Alan Cole with the Bentonville office of Colliers International represented the tenant in the transaction.

Pat Morrison with Morrison Wanger Adams of Rogers represented the landlord.

Village on the Creeks is a 12-acre development of office space, retail and dining totaling about 270,000 SF.

The property has an occupancy rate of more than 90 percent.
