Clear Creek Revisited
Ask residents of Clear Creek subdivision in Johnson what makes the area distinctive and many of them are likely to say the golf course. The upscale development was designed around the private 18-hole golf course, Blessings Golf Club.
In 2001, John Tyson, chairman of Tyson Foods Inc. of Springdale, set out to build a premier course in Northwest Arkansas surrounded by upscale homes. Tyson declined to be interviewed for this story.
John Flake, chairman and partner of Flake & Kelley Commercial in Little Rock, served as one of the project managers for the development, as well as an initial investor in the project. Flake said the golf course sets the neighborhood apart from any other in Northwest Arkansas.
“Mr. Tyson wanted one of the finest courses in the world,” he said.

From a residential perspective, Flake said, the preservation of the natural environment and existing trees make Clear Creek a beautiful place to live.
“There is no residential development anywhere in Northwest Arkansas that was developed with so much sensitivity to the environment,” he said.
Clear Creek, located west of Interstate 540 and south of Great House Springs Road, gets its name from the creek that runs through the area’s hilly terrain.
By the Numbers
The roughly 400-acre Clear Creek development is made up of 250 lots in five phases. The lots range in size from barely less than half an acre to 3.3 acres.
Homes in the five phases of Clear Creek range in price from $472,650 to $2.5 million, and have a total combined value of $54.25 million, according to recent appraisals. The average appraised value of all homes in Clear Creek is $797,742.
Sizewise, the homes range from 3,416 SF to 13,985 SF, and have a combined total area of 360,042 SF. The average home size is 5,294 SF.
Mary Bassett, executive broker and co-owner of Bassett Mix and Associates Inc., represents all of the available lots in the subdivision. There are currently 60 lots for sale in Clear Creek. The lots range in price from $90,000 to $501,000.
Bassett said lot sales have picked up in the last six months as more people are looking to build custom homes. Three homes are currently under construction, she said, with another three set to start later this spring.
“This is a great development with a lot of amenities to offer for a buyer,” she said.
In addition to the 7,500-yard golf course, Bassett said the world-class indoor practice facility, outdoor driving range, and 18,000-SF clubhouse designed by architect Marlon Blackwell all are major attractions for buyers.
The security gate, she said, is the only one in the Fayetteville area with a guard on duty.
Bassett, who owns a lot in the subdivision, said pride of ownership is evident as one drives through the area.
“The homes are very well kept,” she said. “It’s just beautiful scenery.”
History
According to Tom Jones, general manager of Blessings Golf Club, the land was previously owned by three separate families before Tyson bought and developed it.
“I think it was basically just raw land,” Jones said. “It’s so hilly, there’s not much you could do with it.”
But Tyson saw those hills as an ideal location for a golf course surrounded by high-end homes on large lots.
“I think we’ve got the chance to do something special for golf and for a place to live in Northwest Arkansas,” Tyson told the Northwest Arkansas Business Journal in 2003. “We are going to do our best.”
“Clear Creek has very nice home sites,” Jones said, “with distances and views that are hard to find in most developments.”
Initially, only four builders — Martin Custom Home Builders, Knight Construction, C & S Custom Homes and McMahon Bros. Custom Homes Inc. — were allowed to develop in Clear Creek. In 2004, Tyson and Orion Realty, the listing agent for the subdivision, opened the subdivision to additional homebuilders in an effort to create more inventory.
All of the homes in the subdivision are custom built with approval from an architectural design committee. Some of the covenants include wood windows, 50-year shingles and a minimum on the landscaping.
Bassett said home values, predictably, have declined somewhat since the subdivision was first built.
“Like any other subdivision with custom-built homes, the amenities in them are such that they are great buys right now, but you’re not getting what you put into it if you built in 2004 or 2005, which a lot of them did,” she said.
More promising for the future of Clear Creek is the recent spike in construction activity. In addition to the current and looming starts, Bassett said she’s also been busy with interest in a handful of additional lots.
“The ones that are building have looked at everything on the market and decided, ‘I like all those houses, but I’m going to build exactly what I want,’” Bassett said.
“I think that bodes well for Clear Creek.”
