Former 84 Lumber Co. Development Sells for $2.5 Million

The sale of a former building materials development in Bethel Heights tipped the scales at $2.5 million.

American Builders & Contractors Supply Co., headquartered in Beloit, Wis., bought the property at 409 E. Apple Blossom Ave. The seller was the Pierce Hardy Limited Partnership.

Stewart Title Co. in Little Rock closed the sale.

The 13.5-acre development was previously home to an 84 Lumber Co. franchise location. Its doors were closed in late September.

Pierce Hardy acquired the property in December 2006 from Marvin E. Moles and Sharon A. Moles for $918,000.

According to its website, ABC Supply Co. is the largest wholesale distributor of roofing in the United States and one of the nation’s largest distributors of siding, windows and other select exterior building products.

Logan’s Lot

Great South Construction Co. of Pelham, Ala., recently bought a building permit valued at $1.05 million to start building the 6,500-SF Logan’s Roadhouse restaurant in Rogers’ Scottsdale Center development.

National Retail Properties LP, a real estate management company based in Orlando, Fla., will own the building at 530 N. 47th St. in Rogers.

NRP bought the 1.89-acre lot and vacant building, formerly Oscar’s Steakhouse, for $900,000. The property appraised earlier this year for $2.04 million. The building was demolished a few weeks ago to make way for the new structure.

Holmes & Day Properties LLC of Tennessee, led by Dennis Day and Paul Holmes, was the previous owner of the property.

NRP will lease the building to Logan’s Roadhouse Inc. Currently, according to the company website, Logan’s owns and operates more than 180 company-operated and 26 franchised restaurants in 23 states.

Dolle Electric Inc. in Rogers is one subcontractor working on the project.

Beaver Lake Abode

A three-bedroom home on Beaver Lake in Garfield has a new owner after an $800,000 transaction.

Mark and Deborah Prator bought the Ventris Road property from The Viers Family Revocable Trust, led by Don and Sharon Viers.

The deal was funded with a 30-year loan of $417,000 from Wells Fargo Bank.

The 4,203-SF home was built in 2000 and is on 3.5 acres. The property last appraised earlier this year for $821,200.

Amenities include a four-car garage, covered patio and two-slip, private boat dock.

PCI Advance Title LLC in Rogers was the closing company.

 

Pinnacle Property

A two-story home in Phase IV of Rogers’ Pinnacle subdivision drew a $735,000 sale.

Blake and Kim Evans bought the Nottingham Lane property from Scott and Amy Williams.

The 5,569-SF, five-bedroom home was built in 2006 and is on a half-acre. The property appraised this year for $789,900.

Community First Bank of Harrison provided the financing.

City Title and Closing LLC in Fayetteville was the closing company.

 

Automotive Development

Embree Construction Group Inc. of Pelham, Ala., is leading the construction project at 2603 W. Pleasant Crossing Drive in Rogers.

Embree paid the city of Rogers $625,000 for the building permit, to be used for an 8,256-SF Firestone Complete Auto Care, between Golden Corral and McDonald’s.

Billy Moffett, a project manager for Embree, said the store should be complete in April.

The development is on land owned by SMBC Leasing and Finance.

Crafton Tull & Associates in Rogers is the civil engineer.

CASCO Corp. in St. Louis is the building architect.

Fire Systems Technology in Fort Smith will provide fire safety services.
