Hilburn Builders Constructing Worship Center for Pathway
Hilburn Builders Inc. of Rogers, owned by Quintin Hilburn, is constructing a 12,249-SF commercial building at 3395 W. Mount Comfort Road in Fayetteville.
The $2.1 million project is expected to be complete by September. Huntsville-chartered First State Bank of Northwest Arkansas is providing the financing.
Approximately 4,000 SF of space will be used for a new worship center for Pathway Baptist Church, which currently meets at 6315 W. Wedington Drive, Suite 1.
The church will lease the remaining space to Just Like Home Childcare, currently at 3075 E. Mission Blvd. in Fayetteville.
Dan Townsley of Rogers is the architect of the building.
Jorgensen & Associates Inc. of Fayetteville, led by president David L. Jorgensen, is the civil engineer.
Restaurant Purchase
Ownership of a vacant restaurant building in Fayetteville changed hands in a $565,000 transaction.
Tasty Holdings LLC of Athens, Ga., managed by W. Jefferson Holt, acquired the 1.5-acre property at 3251 N. College Ave. The seller was First Federal Bank of Harrison.
The purchase was financed with a four-year loan of $1 million from National Bank of Georgia, headquartered in Athens, Ga.
Waco Title Co. of Springdale closed the sale.
The bank acquired the 4,364-SF building, which formerly housed Boston Mountain Grille, in November 2009 from RDM Properties LLC.
TH LLC owns four Zaxby’s restaurants in Northwest Arkansas, located in Siloam Springs (190 Progress Avenue), Fayetteville (1670 West Sixth St.), Bentonville (3510 S.E. J St.) and Springdale (400 South Thompson St.).
The average restaurant size of the four NWA locations is 2,950 SF. Partners Brian Driggers and David Jackson are the franchisees for all of them.
The chain, based in Athens, Ga., has more than 500 locations in 12 states throughout the south.
Whortons Buy Clear Creek Home
Jeff Whorton and his wife, Marshawn, founders of The Whorton Group in Springdale, recently purchased a home in Phase III of the Clear Creek subdivision in Johnson.
The Whortons acquired the property at 5137 Turnhouse Circle for $685,000 from HSBC Bank USA N.A.
The bank acquired the property in November 2010 from Robert and Kristen Taylor.
The Taylors bought the European-style home for $1.22 million in October 2005. The seller was Canode Management LLC.
The 7,033-SF, six-bedroom home was built in 2005 and last appraised in 2010 for $1.03 million.
It includes formal living and dining rooms, library, theatre room and exercise rooms.
Little Sugar Sale
A 5,688-SF home on Ford Springs Road in northeast Bentonville has a new owner after a $788,000 sale.
C. Lee Mitchell and his wife, Nancy B. Mitchell, acquired the property in the Little Sugar Estates subdivision from Arvest Bank.
The deal is backed by a pair of loans from BancorpSouth Bank of Tupelo, Miss. – one for $417,000 and the other for $74,500.
Sterling Homes of Arkansas built the five-bedroom, two-story home in 2008.
Cedar Hill Drive Abode
A 5,152-SF home in east Fayetteville drew a $705,000 sale recently.
Dr. Jeffrey Sekula and his wife, Kristin, purchased the house at 2859 N. Cedar Hill Drive. The seller is McAlister Revocable Trust, led by Mitchell and Robin McAllister.
The deal is financed with a pair of loans from IberiaBank Mortgage Co. of Little Rock – a 15-year mortgage of $417,000 and a five-year mortgage of $147,000.
The 5,152-SF, five-bedroom home was constructed in 1960 and remodeled in 2005.
Martha McBride of Crye-Leike Realtors in Rogers brokered the sale.
Riggins Starts in Walker Estates
Riggins Construction Co. Inc. of Springdale, led by president Kevin Riggins, recently purchased three building permits valued at a combined $1.11 million.
The permits are for the construction of three single-family homes in the Walker Estates subdivision, just off of North Crossover Road north of the Candlewood subdivision.
Riggins Properties Inc. of Springdale, led by president Darin Riggins, owns the land.
It acquired the properties from George & George Land Co. LLC in April for a combined $350,000.
The lots are in a cul-de-sac at 2918, 2923 and 2926 E. Picasso Place.
Casey’s Building Again
Williams Construction of Springfield, Mo., recently purchased a building permit valued at $439,428 for the construction of a Casey’s General Store at 900 S.W. 14th Street in Bentonville.
The 3,720-SF convenience store will have eight fueling stations and be on the northeast corner of Southwest I Street and Southwest 14th Street.
Casey’s Retail Co. of Ankeny, Iowa, acquired the 1.31-acre property in April for $700,000. The seller was Word of Life Fellowship of Bentonville.
Casey’s operates approximately 1,400 convenience stores in 19 states across the Midwest.
The company opened its first Arkansas locations earlier this year in Bella Vista (1791 Forest Hills Blvd.) and Springdale (3531 Old Missouri Road).
Golden Corral Mortgage
A 2.41-acre property in Rogers’ Pleasant Crossing development was used to help secure a $13.26 million funding agreement.
Noble Net Lease II LTD, a Florida limited partnership and a general partner of Hart Net Lease II LLC, received the five-year loan from Wells Fargo Bank N.A.
The 11,221-SF Golden Corral at 2605 Pleasant Crossing Drive was acquired for $3.2 million in January from the C.R. Reaves Family Limited Partnership.
The franchise restaurant was built in 2008 by G. Oney & Associates Inc. of Springfield, Mo.
The restaurant is managed by Noble Properties of Greenacres, Fla. Joel Hart is the president.
ADT Acquisition
Maynard Anderson, Matt Duffy and Doug Tyler, through their ADT Real Estate LLC, recently purchased 22 lots in Fayetteville’s Village on Shiloh condominium development, on West Hillshire Drive just north of Arkansas Highway 62 and west of Interstate 540.
ADT acquired the 10.36 acres for $1.39 million from West Bank of Des Moines, Iowa.
Triad Title Co. of Fayetteville closed the sale.
The deal is backed by a five-year, $1.06 million loan from Arvest Bank of Fayetteville.
West Bank acquired the land from Triton Homes of Arkansas LLC.
Turn-Key Starts Three
Turn-Key Homes of NWA LLC in Goshen recently purchased three building permits valued at $475,260.
The permits are for the construction of three, single-family homes in the Addison Acres subdivision off Highway 16 in east Fayetteville.
The homes will be constructed at 933 (0.20 acres), 957 (0.19) and 979 (0.38) S. Hoddle Place.
The size of the homes will range in size from 1,800 SF to 2,000 SF.w
