Davis Hall Renovation Set for Silver Certification (Real Deals)

One project under way on the University of Arkansas campus is a renovation and addition to Davis Hall, located at the corner of Maple Street and Garland Avenue.

Total project costs will be more than $4 million; construction costs are expected to be about 80 percent of the project costs.

The 3-story building, constructed in 1942, was 13,570 SF but will be 15,762 SF when completed.  

Architects on the project are Franck & Lohsen of Washington D.C., and Robert Sharp Architect Inc. of Fayetteville. Benchmark Construction of NWA Inc. of Fayetteville is the general contractor.

Henderson Engineer of Lenexa, Kans., is the mechanical, electrical and plumbing engineer; JLA Engineers of Lowell are the structural engineers; EB Landworks of Fayetteville is the civil engineer and landscape architect. Viridian, of Little Rock is the sustainability consultant.

Johnson Mechanical Co. of Fayetteville is doing the plumbing and HVAC work. Ozark Steel Fabricators Inc. of Farmington, Mo., supplied the steel. Scheffers Roofing Co. of Grain Valley, Mo., is the roofing contractor. BioBased Insulation of Fayetteville is the insulation contractor.

The university is planning to eventually get a Silver LEED certification on the building.

 

Sage Shoppes

Mines Ministry 

The Shoppes at Weddington LLC, a group of investors led by several principals at Sage Partners, recently purchased a building permit valued at $1.59 million to build a retail shopping center at 3484 Wedington Dr. in Fayetteville. The group purchased the land for $976,000 in June 2008.

Sage is the exclusive listing agent on the 15,750-SF building. The First Baptist Church of Springdale is leasing the entire building.

Miller Boskus Lack Architects PA are the architects on the project, McClelland Consulting Engineers Inc. is the civil engineer and CR Crawford Construction is the general contractor. All three are Fayetteville firms. Financing for the project is provided by BancorpSouth Bank. 

 

Dollar General

Set for Tontitown

Fort Smith real estate investor Rodney H. Ghan, through his Westbrook Development LLC, recently purchased three parcels of land and one building in Tontitown for $665,000. The property was purchased from FH Properties LP of Waco, Texas. The land and building last appraised for $1.19 million.

The 23,000-SF building and 2 acres formerly housed Yesteryear’s Antiques Mall on U.S. Highway 412.

Ghan will have a new façade installed on the building and has pre-leased about 10,000 SF to Dollar General Corp. The new store is slated for a November opening.

The remaining 13,000-SF will be leased as retail, warehouse or flex space.
