Design Craft Starts 15 Single-Family Homes in Lowell (Real Deals)

Rick Long and Mike Hulsey, through their Design Craft Builders of Springdale, recently purchased 15 building permits for single-family homes in Lowell. The combined valuation of the permits was $2.36 million.

The homes are located on Carrington Avenue, which connects with Arkansas Highway 71B in north Lowell. The homes are directly across the street from Ezra Tucker Elementary School.

Design Craft has plans and space for 33 homes in the immediate area, but will build and sell the first 15 before beginning a second phase.

There are two floor plans – one for about 2,000 SF and one for 1,800 SF – but many of the homes will be built in a reverse plan for more variation. The smaller homes will list for $169,900 and the larger homes will list for $189,900.

The garden-style homes have two stories, three bedrooms and two-and-a-half baths. Amenities will include two-car garages with rear access, granite countertops and whirlpool bathtubs.

Sarah Street and Linda Kersh of Crye-Leike Realtors are the exclusive listing agents for the homes, expected to be finished late this month.

 

Retail Finish-Outs

Start in Fayetteville

Two companies recently bought building permits valued at a combined $700,000 to build out retail space in Fayetteville.

Both spaces are located at 3835 N. Mall Ave., the former Goody’s Family Clothing store, and are now divided into No. 1 and No. 2. Benchmark Construction of NWA had recently altered the façade of the former Goody’s space so further alterations could be made by the two new tenants.

The first space will become an Ulta Beauty store. Ulta, of Bolingbrook, Ill., purchased a permit valued at $300,000 in early June to finish out between 10,000 and 12,000 SF. 

The general contractor is Commercial Contractors Inc. of Grand Haven, Mich.

Subcontractors include Bill’s Electric Inc., Webb’s Plumbing Co., and Red Star Heating & Air Inc., all of Fayetteville.

Ulta had net sales of $396 million in 2009, up 16 percent. The company has about 350 stores nationwide and plans to open 46 new stores in 2010.

The second space will be home to a Jo-Ann Fabric & Crafts store. 

Construction One Inc. of Columbus, Ohio purchased a building permit valued at $400,000 to finish out nearly 20,000 SF.

Cummings Plumbing of Fort Smith will provide the plumbing work, IMA Inc. of West Fork is the electrical sub, Kitchen Distributors Inc. of Fayetteville will build the cabinets and counters, Air Specialists of Bella Vista is the mechanical contractor, QC Enterprises of Springdale is the painting contractor, and Freedom Fire Protection of Rogers will provide fire safety services.

Managed Sub-contractors International Inc. of Rogers is doing the metal stud and drywall work for both projects.
