New Crye-Leike Realtors Building Set for Bentonville

Construction of a new Crye-Leike Realtors office is under way at 800 SE Walton Blvd. in Bentonville. The lot is in the Fountain Plaza development.

A construction permit valued at $1.56 million was purchased in November, but officials said the mortgage including land purchase was about $2.2 million. Signature Bank of Arkansas is providing the financing.

The 12,646-SF building will become home to about 30 agents who currently work in two different locations. Crye-Leike will occupy about 5,600 SF of the building and lease about 7,000 SF.

The lease rate is planned to be $16.50 per SF, plus the triple net rate of sewer, trash, taxes and maintenance, which is expected to run $2.50 per foot.

BCC Construction of Little Rock is the general contractor. Fleming Electric of Springdale is the electrical contractor, Air Works of Springdale is the heating and air contractor and Tuggle Construction Management of Fayetteville will do the insulation work. Quality Plumbing & Backflow of Lowell is the plumbing contractor.

 

Tall Oaks Starts Upscale Specs

Bill Lessly, through his Tall Oaks Construction LLC, recently purchased three building permits valued at a combined $913,175.

The permits are to build spec homes in two different subdivisions.

The first, valued at $324,787, will be at 4903 SW Ridge Mont Rd. in the Lochmoore Club subdivision in Bentonville. The two-level home will have four bedrooms and be about 3,100 SF. It will list for about $410,000.

Amenities will include granite counter tops, wood trim, hardwood floors, central vacuum system, an alarm system, an audio system, a home theater in the bonus room plus tile or marble shower, whirlpool tub, covered back porch, sprinkler system and full landscaping.

Lessly has three other homes near completion in Lochmoore.

Two other spec homes will be at 1800 and 1706 SW Gosford Ave. in the Oxford Ridge subdivision in Bentonville. Those homes will list in the low $300,000s and will have similar, but scaled-down amenities. The homes will be about 2,800 SF.

All three homes will have brick and stone exteriors.

Tall Oaks frequently purchases supplies from Ridout Lumber Co. of Rogers and Metro Builders Supply in Springdale, and uses M&M Tile & Carpet Co. of Tontitown, Bradco Supply Corp. and Boral Bricks Inc., both of Lowell, as subcontractors.
