Pinnacle Home Prices Remain Par for Rogers

The Pinnacle Subdivision is proof some people can make a silk purse from sow’s ear.

Originally a hog farm, in 1988 a group of investors led by Fred Berckefeldt turned the Rogers land into what was originally known as Champions Golf & Country Club.

Berckefeldt eventually sold his interests in the development to James T. “Red” Hudson.

In late 1993, a federal jury ruled that Champions Golf & Country Club infringed on the name of another club in Houston. The judge ordered the club to be renamed and it then became Pinnacle Country Club.

In 1993, Tom Hopper and his wife Gloria bought the remaining undeveloped acreage under the name of Tallchamps LLC.

Hopper said there was some controversy involved in how the club and surrounding subdivision were built in the beginning.

“There was some difference of opinion as far as what was going on and how the money was being spent,” he said. “That’s when the group led by Red Hudson came through and looked at a different way to put the club together and keep it viable.”

At the time, Hudson and the club’s board of directors asked Tallchamps to become the developer of the subdivision surrounding the club.

“At that point, we formulated a game plan to keep it as a quality subdivision,” he said. “We felt like it could be one of the better subdivisions in Northwest Arkansas.”

Tallchamps went on to develop the four phases of Pinnacle on the north side of the country club.

The entire subdivision, including the original portion, which is still zoned as Champions Subdivision, encompasses about 540 acres and includes about 600 lots.

There are four phases in Pinnacle, not including the original Champions portion. Much of Phase IV is still being built out and sold, so the Business Journal profiled the 99 lots in Phases I, II and III.

There are 74 homes in the three phases and 25 vacant lots.

The homes range in size from 2,301 SF to 8,110 SF and are built in a variety of styles.

“That’s part of what makes Pinnacle special,” Hopper said. “There are a lot of different looks, builders and styles. All of the homes are really unique.”

The homes range in price from $370,000 to $1.12 million and have a total combined valuation of $50.01 million, according to 2006 appraisals.

The homes have a combined total area of 294,532 SF.

The average appraised value of a home in the three phases is $675,807. The average home is about 3,980 SF.

The average valued price per SF in Pinnacle’s three phases is $170.82.

There are several lots available for sale in the subdivision, with prices ranging from $102,500 up to $270,000 for lots about an acre in size. Home prices range from $375,000 for smaller homes up to $1.5 million for large estate homes.

Hopper said the homes in the subdivision have not experienced as much of a decline in value as some other subdivisions in Northwest Arkansas.

“The subdivision has pretty well held its value,” he said. “There’s been some small amount of decrease, but overall, they’ve held their value pretty good.”

Kristen Boozman, principal broker with Portfolio Luxury Real Estate, said buying a home in Pinnacle is a “safe purchase.”

“It’s a safe place to invest and will always hold its value,” she said.

Boozman, who has about six homes and five lots for sale in the subdivision, said the security and the amenities are the big selling points.

The subdivision was the first in Northwest Arkansas with 24-hour security. A guard is on duty at the main entrance on Champions Dr. and the entrances at Northgate Road and Razorback Road are accessible by residents with a private code. All entrances are equipped with video cameras and monitors.

The proximity to the Promenade, Target and Interstate 540 also make the area appealing, Boozman said.

The variety of the homes makes the subdivision stand out from other neighborhoods in the area, she said.

“There’s a variety of price points,” she said. “You can buy a townhome for about $220,000 or you can build a $3 million dollar home.”

Hopper credits the golf course as well as the gated entry for the subdivision’s success.

“The concept of a gated community was something that was new but very well accepted,” he said. “And you couldn’t ask for a better golf course for the homes to be built around.

“With that combination and the growth of Benton County, it worked out pretty good.”
