Pelphreys Purchase Two Bridgewater Lots Plus 5,600-SF Home (Real Deals)

John and Tracy Pelphrey purchased the home at 5001 E. Maywood Rd., on Lot 2 of Bridgewater Estates in Fayetteville, for $2.04 million. The Pelphrey’s purchased the home from Legend Builders Inc. Realty Title and Closing Inc. closed the transaction. Legend Builders paid $210,000 for the lot in May of 2007. The home has two structures: Structure No. 1 is 5,693 SF and structure No. 2 is 887 SF.

Pelphreys also recently purchased Lot 3 of Bridgewater Estates from Salvatore and Marie Anna Noto for $186,000 and Lot 1 for $160,000 from Bridgewater Estates LLC.

John Pelphrey is the head coach of the Arkansas Razorback’s basketball team.

Toter Industries Builds Factory in Springdale

Toter Industries is building a 27,000-SF, $1.4 million manufacturing facility in Springdale on the northeast corner of Emma and Huntsville avenues.

The building will sit on about 3 acres that was purchased by Brandi Lyn Properties LLC in May for $150,000 from the Springdale Public Facilities Board. The land last appraised in 2008 for $55,000.

Mike Graham is the principal in Brandi Lyn and the CEO of Toter, which manufactures specialty trailers.

United Bank of Springdale financed Graham $1.24 million for land and construction.

Toter Industries is serving as the general contractor on the project and the architecture firm is Core Architects Inc. of Rogers. Gray Rock Consulting of Rogers is serving as the engineer on the project. Quality Plumbing & Backflow of Lowell is the plumbing contractor and Air Control of Springdale is the HVAC contractor.

The steel building that will serve as the base of the facility was purchased from Bigbee Steel Buildings Inc. of Muscle Shoals, Ala.

The project will be completed in two phases, with the 22,000-SF manufacturing area completed by January and 5,000 SF of office space finished six months after.

Texas Woodtick Buys Youth Land

Woodtick Enterprises LLC of Texarkana purchased 2 acres located at 4171 N. Crossover Rd. on July 9. The company bought the land from Youth Bridge Properties Inc. for $1.38 million.

James E. Lindsey, owner of the Lindsey Cos. of Fayetteville, donated the land to Youth Bridge Inc. in 1985.

There is one 9,400-SF building on the property that currently serves as the operations center for Youth Bridge, a nonprofit that works with at-risk children.

Youth Bridge is seeking 25 to 40 acres of land in Northwest Arkansas to build and consolidate its operations. Lindsey & Associates Inc. is serving as the real estate agent.

G. Wayne Choate, a San Antonio lawyer, is the registered agent for Woodtick Enterprises. Choate declined to say what his client intends to do with the land.

Kyle Naples is an officer in Texarkana Behavioral Associates LC, which is the parent company to Vista Health Services of Fayetteville.

Vista Health is adjacent to Youth Bridge. James Naples, a podiatrist from Texarkana, through his Pinewood Healthcare Realty LB, owns the Vista building and land. Last year, James Naples also purchased the 18,300-SF building sitting on 1.4 acres that was previously a batting cage business for $375,000, which is adjacent to Vista.
