McDonald Creates New East Fayetteville Mixed-Use Space (Real Deals)

Clinton McDonald has announced plans to develop a 16.14-acre mixed-use development on the corner of Arkansas Highway 16 and River Meadows Drive in east Fayetteville.

The development, named Bridgedale Plaza, will be valued at $16 million upon completion.

Clinton purchased 15.8 acres for the project in 2005 and 2006 for a total of $1.25 million.

The development will have 27 residential lots that will be about 0.20 acres each. The homes will range in size from 1,600 SF to 2,200 SF. They will be Craftsman style and will be either one or two stories.

Four office/residential and two commercial buildings will be located north of the residential portion.

There will be two 3,000-SF, single-story office/residential buildings; one 6,000-SF, two-story office/residential building; one 7,500-SF, two-story office/residential building; one 12,660-SF, seven-unit commercial building and one 4,480-SF, single-unit commercial building.

Two climate-controlled storage buildings and eight mini-storage buildings will be located east of the residential section of the development.

A 20-foot, 0.62-acre green belt will surround the storage buildings to help hide them from residents’ view.

The exterior of the climate-controlled buildings will match the façade of the commercial buildings.

A 1.10-acre green belt will surround the entire development.

Cisterns and rain barrels will be located throughout the development to collect rainwater, which will be re-used in the property’s drip irrigation system.

Jorgensen and Associates is the engineering firm for the project. A general contractor for the project has not been named.

Wal-Mart Constructs Neighborhood Market

Wal-Mart Stores Inc. purchased a $3.97 million building permit for the construction of a 40,000-SF Neighborhood Market located at 3553 Robinson Ave. in Springdale.

Wal-Mart Stores is the general contractor for the project. Wal-Mart also handles all of the subcontractor work.

The store will incorporate a number of Wal-Mart’s energy-efficient concepts.

The Springdale Neighborhood Market will utilize sustainability and high efficiency technologies. For example, the rejected heat from the rooftop units providing refrigeration to the refrigerated cases will be captured and put back into the air handlers to pre-condition the air to heat the store.

The refrigerated cases will use LED lights, which are turned off automatically by the use of motion sensors. The lights over the sales floor will also have a lower wattage.

The store will be open 24 hours daily and will have a pharmacy and fresh foods section.

Wal-Mart purchased 5.24 acres for the store in February for $1 million from Butterfield Development Group LLC. John Alford of Fort Smith is the registered agent for the Butterfield Development entity.

The store is expected to open in fall of this year.

Corner Condos Change Hands

Stan Szmyd, through his North Street Condos LLC, purchased the North Corner Condos located at 1137 N. Leverett Ave. in Fayetteville for $2.6 million from Joseph Nichols, through his North Corner Condos LLC in February.

The 15,682-SF multi-family development was built by Brandon Barber in 2005. The complex has 19 units that range in size from 900 SF to 1,200 SF. Each unit has two or three bedrooms.

The units have all of the kitchen appliances and full-size washers and dryers.

Szmyd said he plans to install wireless Internet in all units.

The development has been renamed North Street Condos.

Massey Moves Riverwalk Lots

Jason Thomas, through his JT Investment Properties II LLC, purchased 48 lots in Phase III of the Riverwalk Farm Estates subdivision in Bentonville from Mitchell Massey, registered agent of Riverwalk Subdivision Properties LLC, for $2 million in February.

Thomas received a $2 million mortgage from Capital Bank for the purchase.

Lots sizes in Phase III vary from 0.18 acres to 0.31 acres.

Mark Spradlin and Kent Ghahremani are the original developers of the 200-acre Riverwalk Farm Estates.

Lindseys Swap Bentonville Land

John David Lindsey, through his Link & Will LLC entity, sold 59.83 acres of land to James Lindsey, registered agent of The Links at Rainbow Curve LLC, for $1.48 million on February 11.

The land, located on Arkansas Highway 12 just off of Rainbow Curve in Bentonville, is being developed into The Links at Rainbow Curve, a 492-unit multi-family Lindsey Management Co. housing complex. 

The development will sit on a 9-acre golf course.

On Feb. 1 James Lindsey secured a $30.37 million construction loan from Metropolitan National Bank.

Adult Development Plans New Facility

The Adult Development Center of Benton County Inc. purchased 7.5 acres of land on the corner of Hudson Road and 24th Street in Rogers for $1 million from Infinity Property Partners LLC. Stephen Sohosky, owner of Soho Clothiers in Rogers, and Christian Hagar are the registered agents of Infinity Property Partners.

The land will be used for the construction of a new facility. Brenda Neal, executive director of the center, said plans have not been finalized for the new location.

However, the building will be more than 22,000 SF, will be air-conditioned and will have loading docks.

The Adult Development Center, which opened in 1975, provides job training and placement services for disabled persons in Northwest Arkansas.

Last year the center served 177 individuals in Benton and Washington counties. The center works with an average of 21 industrial partners year-around.

Wal-Mart Stores Inc. recently donated $500,000 to the center for the construction of its new facility.
