Epcon Communities Develops Ranch-Style Condos (Real Deals)

Dublin, Ohio,-based Epcon Communities is in Phase I of developing a 122-unit condominium community in Fayetteville, The Pines at Springwood.

The project, which is located on 25 acres on Deane Solomon Road, is estimated to cost $30 million upon completion.

Don Marley of Fort Smith is developing the community through his Springwoods Leisure Living LLC.

The single-level condos range in size from 1,300-1,950 SF and from  two-bedroom, two-bathroom units to three bedroom, two-and-a-half bathroom units.

The condos will be constructed in groups of four and will each include a full-size kitchen with maple cabinets, granite countertops, a two-car garage and a private entrance.

Pre-construction prices range from $199,000-$250,000.

Premium locations with views of the Audubon Preserve have pre-construction prices of $269,000-$279,000.

All condos have an energy star rating.

Condos are being constructed by an in-house company operating under the Springwoods Leisure Living LLC.

The community also includes a clubhouse with a game room and a full-size swimming pool.

Maverick Builds Shoppes at Mill

Brandon Rogers and John Flake, through their Maverick Properties LLC, are developing a $3 million retail shopping center, called The Shoppes at the Mill, located at the intersection of Interstate 540 and Great House Springs Road in Johnson.

The development will include a total of 15,641 SF that will be divided among 10 multi-use buildings. Space will be constructed for banks, office, retail and restaurant use.

Unit size will vary and will be finished out according to tenants’ needs.

Bell-Corley Construction has been named the general contractor for the project and the architectural firm Miller Boskus Lack Architects PA completed the architectural work for the buildings.

Rogers and Flake bought the 16 acres for the development in October 2005 for $1.4 million from The Estate of James Lambeth.

Regions Bank is financing the project.

The exterior of the buildings will be finished in glass, stucco and rock.

Flake-Kelley Commercial is the listing agent for the property. Lease rates for the space start at $19 per SF.

Rogers Mini Storage Under New Owner

Thornhart Venture LLC recently purchased 1.67 acres of residential and commercial property located at 5823 Stoney Brook Rd. in Rogers for $2.6 million from Gary and Cynthia Youree, co-trustees of the Gary Youree Revocable Trust.

Stoney Brook Mini-Storage, which has 2,000 SF of commercial storage space, a 2,300-SF single family home and a metal shed are located on the property.

Kutak Rock LLP is the registered agent for Thornhart Venture LLC.

BOZ Builds New Rogers Location

Andy Bossler Contracting Inc. recently purchased a $1.8 million building permit from the city of Rogers for a New Hope Road bank branch.

The building will be the third Rogers branch for Little Rock-based Bank of the Ozarks.

The 9,000-SF branch will house 17 offices and four lobby teller stations.

Two inside drive-thru teller stations will oversee the bank’s four drive-thru lanes and the additional lane, which will be for drive-up ATM use.

Polk Stanley Rowland Curzon Porter Architects Ltd. was the architectural firm that provided the design work for the new branch.

Berger Electric LLC completed the electrical work for the building. Advanced Mechanical Contracting completed the mechanical sub-contracting work. Otis Elevator Co. installed the elevator system and Freedom Fire Pro LLC installed the building’s fire sprinkler system.

Morrow Plumbing Inc. was the plumbing sub-contractor for the project.

S&M Excavation Inc. completed the excavation work for the building site. C&M Construction Inc. completed the masonry, brick and EIFS work on the building’s exterior.

Bank of the Ozarks purchased 2.48 acres for the branch from Creekside Development LLC for $1.62 million in September 2006.

The new location is set to open on Dec. 17.

Brown Cow Buys the Lot

Terry Turpin, managing member of Brown Cow Enterprises LLC, purchased Maple Street Apartments for $1.55 million from William and Carol Kendrick on Oct. 31.

The 28-unit apartment complex is located at 555 W. Maple in Fayetteville and has 14 one-bedroom units and 14 two-bedroom units. The complex, which was constructed in 1968, boosts sustainability features including recycling services and an organic waste program.

Levi Property Closes Sale

Levi Property LLC purchased the Levi Storage Center, which is located at 1800 W. Pettigrew Street in Fayetteville, on October 31 for $1.5 million from James Edward and Pamela Benton.

The center is located on about 9 acres and has 72,370-SF of storage space.

Benton, who is the registered agent for Alpinee Holdings Inc. also owns the Armstrong Storage Center in Fayetteville.

Stucky Builds Phase Two

A 5,000-SF building is currently under construction at phase two of the Shoppes at the Vineyards on south Dixieland Road in Lowell.

John Stucky, developer of the Vineyards, estimates total construction costs for the building at $600,000.

Neal Hefner Construction is the general contractor for the project. Sweetser Construction completed the exterior and site work for the project.

Crafton Tull & Associates completed the engineering work for the building.

Arvest Bank financed the project.

The exterior is brick and Exterior Insulation Finishing System.

Lease rates for the units will vary by tenant and build-out costs. Unit sizes have not been determined but will start at 1,000 SF and will be set based on tenant needs.

Bhakta Buys To Build Hotel

Tom Bhakta, through his T.H. Hospitality LLC, purchased 0.76 acres on south 48th Street in Springdale for $591,000.

Bhakta purchased the land for the development of a new hotel.

Two houses currently sit on the 0.76-acre property but will be removed to allow for the construction of a new 70-room Best Western Hotel.

Through his T.H. Hospitality LLC, Bhakta has developed the Fairfield Inn & Suites and Comfort Inn on Sunset Ave. in Springdale.
