Fowlers Develop Six Condos Off Dickson
Steve, Ryan and Jason Fowler, through their Monroe Locust LLC, are developing condominiums at 221 N. Locust Street in Fayetteville.
Locust Street Townhomes is a three-story building which includes six 1,100-SF units. Each unit will feature a garage on the bottom floor, a balcony on the second and third floors in the front and another balcony on the second floor in the back.
The two-bedroom, 1.5-bath townhouses will be outfitted with hardwood floors and granite countertops.
Celia Silkwood sold the 0.18-acre property to Monroe Locust in April for $300,000.
Triad Title Co. of Fayetteville closed the sale.
The building permit for the project was valued at $500,000, and the total project budget is $800,000.
Metropolitan National Bank in Fayetteville provided financing.
Morton Asset Management LLC is the general contractor on the project. John Davidson is the project manager.
Subcontractors include John Reed Plumbing Inc. of Springdale, Anderson Heating and Air Conditioning Inc. of Prairie Grove and Fast Electric Corp. of Rogers.
Kim Fugitt, of Fugitt & Associates Architects Inc. in Fayetteville, is the architect and handled mechanical, electrical and plumbing work. Clark Consulting of Fayetteville handled civil engineering for the project.
Monroe Locust will begin marketing the condominiums in mid-September, and completion is scheduled for October.
Crandall, Collins Construct Condos
Marc Crandall, owner of Crandall Homes and Construction Services Inc., and Jeff Collins, a partner in Streetsmart Data Services Inc., have partnered in a project to build condominiums in the downtown Fayetteville area that will offer a different price point and a more urban, loft-type environment than much of what is currently available or in development.
Sycamore Condominiums will be located at 253 S. Locust St. and 265 S. Locust St., near the intersection of School Avenue and Fifth Street.
The project will feature 25 units in two buildings, one with four stories and another with two.
The one-bedroom and two-bedroom condominiums will sell for about $200 per SF and vary in size from 560 SF to 1,100 SF. The units will have ceiling heights between nine feet and 10 feet, and will feature cork flooring, IKEA cabinetry, glass doors and open floor plans. Off-street parking will also be available for tenants.
The architect for the project is Sharon Hoover, of Allison Architects in Fayetteville. The civil engineer is Mandy Bunch of EB Landworks Inc. in Fayetteville. GA Engineers Inc. of Fayetteville is handling mechanical, electrical and plumbing work, and ECI Engineering of Lowell is handling structural engineering.
Crandall and Collins bought the property for $350,000 from Sammy Mohandessian in 2006.
The total project budget is $4 million and First Western Bank handled the financing.
Crandall Homes and Construction is the contractor on the project.
Subcontractors include Hill Electric Inc. of Fayetteville, Foundation Specialties Inc. of Springdale, Richard Davis Plumbing Inc. of Bentonville, Northwest Arkansas Sheet Metal Inc. of Rogers, Kelly Excavating and Trucking of Fayetteville and Capital Structures SFC Inc. of Springdale, which is handling framing.
Karon Reese and Cheri Marks from Bassett Mix & Associates Inc. are the agents selling the units.
Miller Constructs 12 Rollers Ridge Homes
Chase Miller, of Miller Building Group LLC, recently purchased building permits in Rogers totaling $1.32 million.
Miller is building 12 homes on 3.32 acres in the Rollers Ridge subdivision.
The lots are a 0.41-acre lot at 605 E. Laura Dr., a 0.37-acre lot at 607 E. Laura Dr., a 0.29-acre lot at 701 E. Laura Dr., a 0.29-acre lot at 702 E. Laura Dr., a 0.24-acre lot at 703 E. Laura Dr., a 0.26-acre lot at 704 E. Laura Dr., a 0.23-acre lot at 800 E. Laura Dr., a 0.26-acre lot at 802 E. Laura Dr., a 0.27-acre lot at 804 E. Laura Dr., a 0.24-acre lot at 3003 S. G St., a 0.23-acre lot at 3005 S. G St. and a 0.23-acre lot at 3007 S. G St.
The 1,400-SF, single-story houses will have four bedrooms and two bathrooms, and will be priced between $129,900 and $139,000.
Miller purchased the land from River Valley Homes Inc. in May for $360,000. First Western Bank in Rogers and ANB Financial NA in Fayetteville provided financing for the project.
Realty Title Services of Fayetteville closed the sale.
Miller Building Group is the general contractor.
The homes are set for an early October completion.
Riggins Builds In Thornbrook
Riggins Construction Inc. of Springdale recently bought building permits in Bentonville valued at a total of $2.94 million.
The permits are for 20 houses in Thornbrook Village subdivision on Been Road. The subdivision, which is being developed by John David Lindsey Development LLC, is on about 50 acres, with 148 lots.
The one-story brick homes will have three or four bedrooms and two bathrooms, and will be between 1,300 SF and 1,500 SF. Prices will range from $140,000 to $160,000.

Mourton Buys From Massey
Kenneth R. Mourton, through his Toro the Bull LLC, recently bought several lots in Phase II of the Riverwalk Farm Estates subdivision in Bentonville from Mitchell Massey for $1.7 million on July 9.
Mourton purchased 68 total lots, including lots 20-21, 24-25, 45-46, 55-57, 66-69, 73-76, 80-91, 93-97, 99-102, 111-135, 147-150 and 157.
Each lot is about 0.16 acres, for a total of 11.24 acres. Heritage Title Co. of Fayetteville closed the sale.
Mourton has already sold several of the lots, though he may develop some himself in the future.
Massey also sold Glenstone Condos, located off 40th Street in Springdale, to Mourton for $4.7 million on July 12.
Koenig Buys Molly Court Apartments
Jeff Koenig, through his Molly Court LLC recently purchased the Molly Court Apartments from N. Glenn and Victoria R. Coppet Sowder for $2.85 million.The sale closed June 26.
The apartments, which total 32,309 SF, were built in 1998 and were last appraised by Belote & Associates of Fayetteville in 2007 for $2.75 million.
Walshers Procure Pinnacle Property
Wayne H. and Patsy A. Walsher recently purchased property from Richard L. and Beverly Jean Clifford for $1.18 million.
The Walshers bought a house and an adjoining lot in Phase 3 of the Pinnacle Hills subdivision in Rogers on July 10.
The 5,474-SF, single-story home is located at 6 Nottingham on lot 685 and sits on 0.52 acres.
It was built in 2004. The adjoining lot is number 686 and is 0.51 acres.
Thompsons Buy In Clear Creek
Steven and Elizabeth Thompson recently purchased a house from McMahon Bros. Construction for $628,000.
The 3,306-SF home is located at 5612 Cordell Drive on lot 29 of the Clear Creek subdivision in Fayetteville.
The house was built in 2005 by McMahon Bros. Construction and was last appraised in 2006 for $450,850.
Nabers Purchase Willow Bend Home
Eric and Rebecca Naber recently bought a house from Philip L. and Jalene Rheann Casias for $500,000.
The 3,552-SF house is located at 3291Willow Bend Circle on lot 34 of the Willow Bend subdivision in Springdale.
The house was built in 2004 by Legend Builders Inc. and was last appraised in 2006 for $420,400.
