Campbell, Sloan Start Rosson Creek (Real Deals)

Michael Campbell and Charlie Sloan, through their Rosson Creek Development LLC entity of Springdale, have started work on a residential project that will be valued at $7 million upon completion.
First Security Bank of Searcy is financing both the land purchase and construction.
Rosson Creek subdivision includes 45 lots on 15-plus acres on Wagon Wheel Road. Lot sizes range from 0.3 acres to nearly 1 acre.
Homes built in the subdivision will all feature a French Country, Tuscany-type design. They’ll range in size from 1,450 SF to 1,850 SF and in price from $135,000 to $170,000.
The group is working with two or three real estate firms to list the properties and a couple of banks to offer options such as no-money-down mortgages on purchasing a home.
RCD will build the homes and will offer both speculative and custom-type build outs. Amenities will include steep pitched roofs as well as brick, stone, stucco and architectural shingles on the exterior. Each house also will be outfitted with sprinkler systems for fire protection and various other amenities packages are available that include options such as fences, blinds and bonus rooms.
Cross Springs Engineering of Elm Springs is the civil engineer.
The group plans to initially build five homes in the subdivision that should be completed in the next two to three months.

Blind Squirrel Finds Condos
Robert Schmitt, through his Blind Squirrel LLC entity if Fayetteville, has started construction on a condominium project in Fayetteville that will be valued at $5.1 million upon completion.
Skate Place Condos is the name of the development for now, but the name may change. It’s located on Chesnut Street near the old Skate Place between Sycamore and Ash Streets.
It includes 34 condominiums in five buildings on about 4 acres. Each unit is about 1,250 SF and has three bedrooms and two baths. Prices will start at $149,900.
Amenities include a range, dishwasher, granite and tiled countertops, carpet and tiled floors and outside parking. It also will border the city’s new walking trail being built around Scull Creek.
John English with Schmitt’s company, Hometown Development Ltd. of Fayetteville, is the general contractor and will handle listing the property. The first units will be available this month and several are already sold, English said.
Kim Fugitt with Fugitt & Associates Architects Inc. of Fayetteville is the architect.
Project Design Consultants of Cave Springs is the civil engineer.

Church Constructs Community Center
St. Raphael’s Roman Catholic Church of Springdale is in the process of building an addition that will be valued at $3.3 million upon completion.
The Catholic Diocese of Little Rock is financing the project.
The pastor is Rev. John Antony and the church has about 14,000 parishioners, making it the largest Catholic church in the state.
The project will add 18,043 SF to the church’s existing structure located at 1386 S. West End. The multi-purpose facility that’s basically a community center will include a gymnasium, classrooms, meeting rooms, a multi-purpose room and a cafeteria.
Commerce Construction Co. of Springdale is serving as the general contractor.
Miller Boskus Lack Architects PA of Fayettevillle is the architect.
CEI Engineering Associates Inc. of Bentonville is the civil engineer. GA Engineers Inc. of Fayetteville is the mechanical and electrical engineer.
No timeline was provided for completion of the project.

Culver Corrals Shenandoah Homes
Rick D. Culver, through his RDC Investments LLC entity of Springdale, recently purchased nine homes in Springdale totaling $3.32 million.
Culver paid Roth Family Inc. of Springdale $2.75 million for seven of the homes that are located in the Shenandoah Hills subdivision.
Members of Roth Family Inc. are Randy, Jeff, Grant and Frank Roth.
The homes purchased from the Roths are a 2,901-SF home located at 3515 Pasofino Loop, a 2,878-SF home at 3607 Pasofino Loop, a 3,303-SF home at 3652 Pasofino Loop, a 2,900-SF home at 3651 Pasofino Loop, a 3,513-SF home at 3697 Pasofino Loop, a 3,097-SF home at 3548 Pasofino Loop and a 2,858-SF home at 3652 Pasofino Loop.
All of the homes were built in 2005 and sit on lots that range in size from 0.23 acres to 0.36 acres.
Two other homes purchased by RDC on the same day totaling $570,000 were bought from First State Bank of Lonoke.
That transaction includes a 2,810-SF home located at 3914 Pasofino Loop and a 2,607-SF home at 3898 Pasofino Loop. Both are on 0.23-acre lots.
Attempts to reach Culver were unsuccessful.

BBG Holdings Buys Harris Farm
BBG Holdings Inc., which was incorporated in Rogers by lawyer Steven L. Brooks, recently paid Lee Harris $1.38 million for property in Bentonville.
The property, located at 10397 Haxton Road, is known as Lee Harris Farms. Harris said he sold about 25 acres of a 35.15 acres parcel. Also included in the transaction were several pieces of machinery and a 24,240-SF fertilizer plant.
BBG Holdings also does business as Blackstone LLC and has a billing address listed in Spencer, Mass.
Harris said he believes the company intends to start processing and producing fertilizer from the plant.

Smith Orthodontics Builds in MetroPark
Dr. Jeremy D. Smith, through his JCMR LLC entity of Rogers, will soon start construction on a medical office project in Rogers that will be valued at $1.12 million upon completion.
The project will be located at 604 S. 52nd St. in Lot 16 of MetroPark.
Smith recently purchased the one-plus acre lot from Collins Haynes of Haynes Ltd. in Rogers for $275,000. Haynes owns MetroPark.
WACO Title Co. of Rogers closed on the land transaction.
Simmons First Bank of Northwest Arkansas in Bentonville is financing both the land and construction.
Plans call for a one-story, 4,600-SF brick building that will be home to Jeremy D. Smith DDS PA Family Orthodontics.
He also has a location in Bentonville and will be moving his Rogers office that’s located at 1104 Poplar Road into the new building.
Baldwin & Shell Construction Co. of Rogers is the general contractor.
The company has estimated that the construction cost will be $850,000.
Hamilton Harwood of Haynes Ltd. is the architect.
Sand Creek Engineering & Landscape Architecture of Bentonville is the engineer.
The project is scheduled for completion in January of 2008.

Talamore Home Changes Hands
A home in Bentonville’s Talmore subdivision was recently involved in a three-part transaction for $990,000.
Kimberly Joy and Lawrence Vincent Jackson, trustees of the Jackson Revocable Trust, signed over Lot 72 in Talamore to Sirva Relocation Credit LLC of Little Rock for $990,000.
On the same day, Sirva then sold the home for the same amount to Bethany Joann Kreilkamp and Robert Lee Culpepper Jr.
The two-story home is 5,422-SF and sits on 2.1 acres.
It last appraised in 2005 for $925,050.

Moles Moves Accounting Firm
John Michael Moles, trustee of the John Michael Moles Revocable Trust, recently paid Elizabeth K. and Fredrick K. Edwards, trustees of the Edwards Revocable Living Trust, $650,000 for an existing office building in Springdale.
The property is located at 1880 S. 48th Street. It includes a 1,635-SF home on 2.48 acres that was built about 33 years ago.
The home is undergoing extensive renovations to the interior to convert it from a residence to an office.
Moles plans to move his John M. Moles CPA PA firm that’s located at 1395 S. 48th St. into the new location on July 31.
Moles said he has six employees and has no plans to change anything about his business.
Moles recently sold the property at 1395 S. 48th Street to Aven C. Williamson of Texarkana, Texas. Williamson paid Moles $388,000 for the 1,715-SF building on 0.76 acres that was built about 29 years ago.
Messages left at Williamson’s residence to inquire about his future plans for the property were not immediately returned.
