Rogers Church Goes Global (Real Deals)
Nabholz Construction Corp. of Rogers recently bought a building permit valued at $6.43 million to build a church in Rogers.
Immanuel Baptist Church is located at 2531 S. 26th St. and includes two phases on the 40-acre parcel. Phase I calls for a 56,000-SF building with the capacity to seat 1,100 people. Once that fills up, Phase II will add another 85,000 SF to 100,000 SF.
Pinnacle Bank of Bentonville is financing the project.
Pastor Tom Hatley said about 500 people attend services in the church’s 54,000-SF facility at 506 W. Poplar St. It recently sold for $2.6 million to the Benton County Charter School Organization Inc., which plans to start classes in August for its Northwest Arkansas Academy of Fine Arts.
The new church has a 50-foot circular foyer with a 12-foot diameter globe that keeps with the missionary theme of the building that will be called the Global Outreach Center.
One of the more intriguing features will be a 200-foot tall cross. According to Hatley’s research, it will be the tallest in the world as the next closest is 198-foot tall in Illinois. By comparison, the tallest of the three crosses at The Church at Pinnacle Hills in Rogers is 167 feet.
Hatley said a portion of the cross also may be built using a “stealth” design where it could be used as a tower for a cellular provider.
Nabholz is the general contractor. Crafton Tull Sparks & Associates Inc. of Bentonville is serving as the architect and engineer. It is a pre-engineered building with steel provided by Varco Pruden Buildings of Memphis.
The project is scheduled for completion in May 2008.
Benningfield Eyes Sustainable Village
Chuck Benningfield, through his Renaissance Investments Inc. entity of Bentonville, has submitted plans to build an office park in Bentonville’s Cottonwood Village.
Financing has not been finalized for the estimated $2.3 million project that will include building that are LEED (Leadership in Energy and Environmental Design) certified as sustainable by the U.S. Green Building Council.
Plans for Village Center of Village Parkway call for three buildings totaling 24,720 SF. There will be two 8,160-SF buildings and one 8,400-SF building. Spaces range from 2,000 SF to 8,400 SF. The 2.4-acre property is located off J Street on S.E. Village Loop and is listed for sale at $548,000.
Lease prices will be $13 per SF and Wal-Mart Stores Inc. suppliers will be the tenants targeted. Through Wal-Mart’s directive, suppliers are asking for more LEED certified office spaces.
Colliers Dickson Flake Partners of Bentonville is the leasing agent for Cottonwood.
DTS Begins Center No. 2
Tom Sims, general manager for DTS Holdings LLC of Farmington, has started construction on a commercial strip center in Farmington that will be valued at $2.2 million upon completion.
Banks financing the project elected not to be disclosed.
DTS Business Center No. 2 is located in the 100 block of Southwinds Road. It includes 23,000 SF and features a mix of brick and stone exterior. Sims will lease the property for $12 per SF.
Only 14,000 SF remains available with Royal Dry Cleaners already signed up to open its second location there. Sims also has talked with several banks, restaurants and a flower shop about the property.
DTS Brokerage & Development LLC of Paris (Ark.) is serving as the general contractor.
Jim Ramsay is the architect and EB Landworks Inc. of Fayetteville is the engineer.
The project is scheduled for completion this summer.
DTS also built a 22,800-SF building on the north side of the new project with current tenants Pulse Fitness, Busy Bees Daycare, Family Eye Clinic and a La Huerta Mexican Restaurant.
Illinois Company Buys in Siloam
Triton Holdings II LLC of Parkridge, Ill., recently paid AAdvantage Holdings LLC of Siloam Springs $1.44 million for an existing warehouse in Siloam Springs.
The purchase was for the Marsh Racing Technologies building located at 1111 E. Lake Francis Drive. It includes a 108,375-SF space in a single building that was built in three phases on 6.29 acres.
Louis Mangione of New York is listed as the manager for AAdvanatge Holdings.
Granite City Buys Permit
Kim Hoadley Construction Co. of Rogers recently bought a building permit valued at $1.4 million to build a restaurant in Rogers.
Granite City Food and Brewery will be located at 2203 Promenade Blvd., Suite 15100. It will include a 9,000-SF building and seat 250 people.
Hoadley is serving as the general contractor.
Granite City Food and Brewing Co. of Minneapolis is a publicly traded company with 18 locations in eight states. The Rogers location will be the first in Arkansas and is part of the company’s plan to open eight new restaurants this year.
The project is scheduled for completion this fall.
Eagles Acquire Burnett Building
Ray and Terry Ann Eagle, owners of General Heating & Air Conditioning Inc., recently paid Cody Burnett, through his Burnett Office Warehouse LLC entity of Rogers, $1.1 million for an existing office and warehouse in Rogers.
The two buildings are located at 402 W. Hudson Road. The purchase includes a 2,628-SF office and a 15,080-SF warehouse.
General Heating & Air Conditioning has already moved into the facility after doing business at 1601 Prairie Creek Drive in Rogers.
Burnett’s company, Burnett Construction of Rogers, built the facility.
Pirotta Builds In Cottonwood
Dr. Stephen S. Pirotta is nearing completion on a medical office project in Bentonville that will be valued at $840,000 when finished.
The 0.5-acre parcel located at 903 S. 22nd St., Suite 1, was purchased from Colliers Dickson Flake Partners of Bentonville for $154,000. Colliers is developing multiple commercial projects in Cottonwood Village.
Triad Title Co. of Springdale closed the sale.
First Western Bank & Trust Co. of Booneville is financing the project.
Pirotta is a podiatrist and plans to operate a foot clinic with five employees in half of the building while selling or leasing out the other side. He currently has a clinic at 11 Halstead Circle in Rogers and also has a location listed at 3196 N. College Ave. in Fayetteville.
Doug Sagely is serving as the general contractor.
Nathan Ellington is the designer and Ken Shaner of Rogers is the architect. Morrison-Shipley Engineers Inc. of Bentonville handled the civil engineering.
Armory Cuts Into Old Knife Facility
Rona and William Adams, through their Ozark Armory Inc. entity of Springdale, recently paid Goldie Russell of AGG Investments LLC in Springdale $500,000 for existing structures in Springdale.
The three buildings total 11,450 SF and are located at 1705 N. Thompson Road. There’s a 1,824-SF office near the entrance that was built in 1950 as well as an 8,000-SF warehouse and 1,626-SF office that were built in 1995 on the 1.25-acre parcel.
The property has been vacant since A.G. Russell Knives moved into a new location on Interstate 540 in 2002.
The purchase was made using cash holdings.
The Adams are currently operating the Ozark Armory out of a 3,000-SF facility at 712 N. Thompson Road, but haven’t finalized plans for the recently purchased property.
The Ozark Armory is a retailer with more than 1,000 new and used guns in stock. It also carries a wide variety of accessories and ammunition, according to its Web site.
Stuckey Launches Lowell Retail Strip
John E. Stuckey of Fayetteville has started site work on a retail project in Lowell that will be valued at $500,000 upon completion.
It will be the third of three retail strip centers Stuckey has built on the same side of the street in Lowell. The latest building’s address is 117 S. Dixieland Road.
Arvest Bank-Rogers is financing the project.
Plans call for a 5,000-SF building on about 0.75 acres. It could be separated into four units or leased entirely by a single tenant. Lease prices have not been formulated and Stuckey will handle all the leasing through The Gottlieb Corp. of Fayetteville.
Neal Hefner Construction Co. of Springdale is the general contractor.
Crafton Tull Sparks & Associates Inc. of Bentonville and SDC Engineering Inc. of Kansas City are the engineers.
The project is scheduled for completion this summer.
