Group Champions Razorback Condos (Real Deals)

University Housing Group Inc. of Roanoke, Va., recently purchased land for a condominium project in Fayetteville that will be valued at $40 million upon completion.
UHG, through its Champions’ Club on Razorback LLC entity of Fayetteville that is led by Wes Bradley, paid Greg Jones of Village Holdings LLC in Fayetteville $1.93 million for the 4.42-acre parcel that’s located at the southwest corner of Razorback Road and 15th Street.
Champions’ Club on Razorback is a 141-unit condominium project that will be completed in two phases. Phase I calls for 91 condos while Phase II has 50 units. Both phases will be connected in a four-story building.
Condos will be built in three sizes and all have balconies. The one-bedroom units are 911 SF and prices start at $180,000. There are 16 two-bedroom units that are 1,315 SF and 12 three-bedroom units that are 1,750 SF, according to the Web site.
The three-bedroom, two-bath “penthouse” units offer views of the University of Arkansas’ Baum Stadium and Randal Tyson Track Center. Those units will be priced between $400,000 and $500,000.
UHG vice president of sales Jack Mata will be the listing agent for the condominiums.
Apex Construction Co. of McMinnville, Tenn., is the general contractor.
Richard K. Alderman of Wittenberg Delony & Davidson Inc. of Fayetteville is the architect.
Crafton Tull Sparks & Associates Inc. of Rogers is the engineer.
UHG, which also is building a smaller condominium project at the University of Auburn, plans to break ground on Phase I in August in hopes of having it completed by the start of the 2008 UA football season.

Church Grows Prairie Grove
The First Baptist Church of Prairie Grove recently bought a building permit valued at $3.5 million to construct a new facility at 219 N. Pittman St.
The building will have the same address as its previous location on the same property. The 24,000-SF building will feature a sanctuary with the capacity for 700 people as well as classrooms and a balcony. Ernest DeSoto is the pastor of the church.
The Bank of Fayetteville is financing construction.
Natural Builders Inc. of Rogers is the general contractor.
Jim Mangold of Mangold Architecture & Construction Inc. is the architect.
Mark Blakely of Springdale and Advanced Consulting Engineers Inc. of Fayetteville are the engineers.
The project is slated for completion this fall.

Haynes Adds To MetroPark
Collins Haynes, through his Metro North Lot 12A LLC entity of Rogers, has begun work on a $2.55 million project at MetroPark in Rogers.
The project is located on 1.78 acres at 701 Horsebarn Road. Plans call for a two-story, 21,500-SF office building that is similar in design to other buildings in MetroPark, which is controlled by Haynes.
Metropolitan National Bank is financing the project.
Baldwin & Shell Construction Co. of Rogers is serving as the general contractor.
Haynes & Associates Ltd. of Rogers is the architect. Sand Creek Engineering & Landscape Architecture Inc. and Myers Engineering PLLC of Van Buren also are working on the project.
Haynes Ltd. LLC of Rogers will handle leasing of the building. Prices start at $22 per SF and unit sizes are 2,400 SF and up.
Two tenants are already planned for the building. Dr. Corwin Petty will occupy 4,000 SF while Dr. Wendy David will lease 2,400 SF.

Crossland, Keating Buy NYK Property
Ivan Crossland and Bill Keating, through their South Allies LLC entity of Fayetteville, recently paid NYK Logistics Inc. of Bentonville $2 million for an existing building and land in Bentonville’s industrial park.
The purchase was for the building located at 203 S.E. S St. The 50,500-SF building was built in 1992 and is mostly one story with the exception of a 700-SF, second-story office. The property includes 9.2 acres of land.
Plans have been submitted to the city to build a two-story, 120,000-SF layout center that will be used by Wal-Mart Stores Inc. for planning how products will be displayed in stores. The Bentonville-based retailer will lease the property from South Allies, according to a Wal-Mart spokesperson.
No general contractor has been selected. The plans were submitted by Morrison-Shipley Engineers Inc. of Bentonville.
NYK Logistics, a division of the NYK Group of Tokyo, operated ETA Transportation Inc. on the property after purchasing that company in 2001. It plans to move ETA into a new facility at 1500 N. Dixieland Road in Rogers.

K-MAC Makes Run For Border
K-MAC Enterprises Inc. of Fort Smith, which is led by Sam Fiori, recently paid CPCG KM AR 1 LLC of Little Rock $1.63 million for an existing restaurant in Springdale.
The purchase was for the Taco Bell located at 406 S. Thompson St. The 2,620-SF building was constructed in 1984 and sits on 0.89 acres.
Besides Fiori, KMAC is comprised of Paul Rubin, Jon Dyer and Jennifer Kizer. Listed members of CPCG are Ken Miller, Kenton D. Wright, Scott Tracy and Howard Sands.
K-MAC, which is part of an investment group that includes Olympus Partners of Stamford, Conn., recently opened Taco Bell locations on Joyce Blvd. and Wedington Drive in Fayetteville.

G&F Purchases Siloam Property
John Singh and Amritpal Kaur, though their G&F LLC entity of Siloam Springs, recently paid the Smith Family Revocable Trust of Siloam Springs $1.02 million for an existing building in Siloam Springs.
The purchase was for the building located at 1702 Arkansas Highway 412 West. Businesses there are Movie Park Video and SunSational Tans. The 7,980-SF building was built in 1999 and sits on 4.18 acres.
ANB Financial NA of Bentonville financed the transaction.
Singh said there are no immediate plans for any changes, although there is about 3.5 acres of outparcel space on the property that could be sold for future development of a restaurant, hotel or apartments.
Singh and Kaur also own the Holiday Inn Express in Siloam Springs.

Prairie Creek Adds to Marina
Craig Smith, owner of Prairie Creek Marina east of Rogers, is nearing completion on a $1 million project that will provide more big boats a place to dock on Beaver Lake.
The addition includes 88 new boat slips ranging in size from 24 foot to 50 foot in length. All slips will be covered with 16-foot and 18-foot high rooflines. The marina is losing 30 slips in the process, so the addition will increase the total number of slips from 500 to 558.
Smith is serving as the general contractor along with North American Marine Industries Inc. of Lampe, Mo., which is supplying the oversized decking that features foot-friendly, concrete material.
Smith said he also is looking at installing a high-speed wireless Internet server at the marina, which would give boaters Web access from their slips.
Prices range from $1,350 to $4,500 per year. More than 50 percent have already been sold, including eight of the 10 50-foot slips. Smith said the new construction has been designed to add another 40 or 50 slips when needed.

Wagner Family Gets Massage
Mick Wagner, through his Wagner Family LP entity of Springdale, recently paid John M. Reagan and Ellen T. May $640,000 for an existing building in Fayetteville.
The purchase was for the White River School of Massage located at 2503 N. Hiram Davis Place. The 4,800-SF building was constructed in 1998.
The White River School of Massage licensed by the Arkansas State Board of Massage Therapy.

Jax Picks Up Gregg Property
Elise Alexander, through her Jax Development Co. entity of Alma, recently paid Kenneth E. and Cynthia M. Knott $535,000 for land in Fayetteville.
The purchase was for 3.32 acres at 2631 N. Gregg Ave. A 2,204-SF building that was built in 1996 on the property was included in the transaction.
Attempts to reach Alexander regarding her plans for the property were unsuccessful.
