Provision Starts Pea Ridge Sub (Real Deals)

The husband and wife team of Kristin and Joshua Cooper, through their Provision Enterprises Inc. entity of Rogers and its subsidiaries, have started construction on a subdivision in Pea Ridge that will be valued at $59.2 million upon completion.
Arvest Bank-Rogers is financing the project.
Summit Meadows at Pea Ridge, located on Arkansas Highway 72 less than a mile east of Pea Ridge, includes 320 residential lots on 132 acres. There are also six acres of commercial land fronting the highway.
The subdivision will be constructed in four phases, including 50 lots in Phase I where several homes already are nearing completion. Each home starts at $165,000, or about $103 per SF.
The homes range from 1,600 SF to 1,800 SF and will gradually grow in size with each phase.
The homes will feature a mostly brick exterior with earth tones on all four sides. Amenities include covered porches with cedar shutters and columns for a French-country appeal, two-car garages, gas fireplaces, granite counter tops and large master bedrooms with Jacuzzi garden tubs and walk-in closets. Other upgrades are available.
Provision Enterprises is a vertically integrated company.
Provision Homes is the exclusive builder in Phase I of Summit Meadows while Provision Construction completed the infrastructure work for the entire subdivision.
Kristin Cooper of Provision Realty Inc. in Rogers is the exclusive listing agent.
Prices for the commercial property have not been formulated, but early interest has come from a health club and a dry cleaner.
Condos Coming To Springwoods
Don Marley, through his Springwoods Leisure Living LLC entity of Fort Smith, recently began work on a condominium project in west Fayetteville that will be valued at $27 million upon completion.
Liberty Bank of Arkansas is financing the land purchase and the infrastructure work while Legacy National Bank of Springdale is financing construction of the condominiums.
The 25 acres for the project was purchased from Jim von Gremp and Fritz Steiger for an undisclosed amount.
Northwest Escrow Services Inc. of Bella Vista closed the sale.
The Pines at Springwoods is bordered by the Springwoods subdivision that is being developed by Collins and Hunter Haynes of Haynes Ltd. in Rogers.
The project is across the street from Razorback Park Golf Course and a temporary onsite office has been set up at 2178 W. Moore Lane.
The Pines includes 122 condominiums that range in size from 1,325 SF to 1,925 SF and in price from $185,000 to $245,000.
Each single-story unit will be three bedrooms with two baths and include attached two-car garages. Several upgrade packages are available.
Amenities of the complex include a 3,600-SF clubhouse with a pool table, fireplace and big screen TV.
There also will be an exercise room filled with the latest equipment, a pool and a putting green.
Marley Development Co. of Fort Smith is the developer and is serving as the general contractor and builder.
H2 Engineering Inc. of Fayetteville is the engineer. Alpha Utilities Inc. of Fort Smith is handling the infrastructure work while Wilson Excavating LLC of Springdale is doing the excavation.
The condominiums will be listed by Marley Development’s in-house sales force.
Rogers Church Secures Swap
Rogers First Church of the Nazarene recently completed a land swap with The Pinnacle Group of Rogers and its subsidiaries to construct an $8.5 million church at 4911 W. Pleasant Grove Road in Rogers.
The church purchased land from TPG in 2002 before it became evident that new roads and new construction of commercial property would surround the church. TPG worked with the church to identify a better location and recently closed on two transactions to complete the swap.
The church sold the first 10-acre parcel to TPG subsidiary HSG Holdings LLC for $5.45 million while purchasing the second 12.5-acre parcel for $3.35 million from TPG subsidiary Champions Grove LLC.
Included in the deal was an added $2.1 million in cash from TPG to help the church absorb increased construction costs since the original purchase.
Members of TPG are Bill Schywart, the J.B. Hunt Family, Tim Graham and Robert Thornton. Alan Johnson, pastor of Rogers First Church of the Nazarene, represented the church in the transactions.
Heritage Land Title of Arkansas in Rogers closed the deals.

Plans call for a 61,000-SF colonial-style building. The sanctuary will be able to seat 650 people and has room for 70 people in the choir section. It’s being built with the ability to expand to add another 400 people when needed. It also includes a preschool, classrooms and a full-sized gymnasium.
Nabholz Construction Corp. of Rogers is serving as the general contractor.
Jeff Brust and Gary Ryel of Hight-Jackson Associates PA in Rogers are the architects. HSA Engineering Consulting Services Inc. of Fort Smith and Freeland-Kauffman & Fredeen Inc. of Rogers are the engineers. Memphis Audio of Memphis is installing the sound and lighting.
The church is located at 1599 W. Olive St. in Rogers and averages about 280 people for Sunday morning services.
The new church is scheduled for completion in March 2008.
Community Builds Permanent Branch
Community First Bank, based in Harrison, is constructing a $2 million branch located at 198 Slack St. in Pea Ridge.
Community First Bank is financing the project.
The two-story, 14,000-SF building sits on about 1.75 acres on the north side of Arkansas Highway 72. The mostly brick building will include extensive interior design with a large fireplace in the lobby that’s surrounded by cultured stone. It also will feature the first elevator in Pea Ridge.
Lester Hall of Les-Bar Properties Inc. in Pea Ridge is serving the general contractor for the shell construction and all finish outs.
Guest-Reddick Architects, Myers Engineering PLLC and HSA Engineering Consulting Services Inc., all of Fort Smith, are doing work on the project.
The bank branch has been operating out of a temporary building at the same location. Sharpie Wallace is the Pea Ridge market president of Community First Bank.
Community First Bank also has two locations in Harrison, one in Berryville and one in Eureka Springs.
The Pea Ridge branch is scheduled for completion early this summer.
Brandon Continues Serenity Subdivision
Gary Brandon, through his JJ Road LLC entity of Springdale, recently obtained 15 loans totaling $1.68 million to continue development in the Serenity Subdivision on Butterfield Coach Road in Springdale.
First Security Bank of Searcy is financing the projects. The loans range in value from $108,800 to $128,800.
Phase I of the subdivision includes 100 lots while Phase II includes 69 lots. Homes being built in the 25-acre subdivision average about 2,000 SF. Lots in Phase I have been completed while Phase II lots are nearing completion.
Gary Brandon Enterprises Inc. of Springdale is the developer.
Riggins Construction Inc. of Springdale and Hash Brothers Construction LLC of Cave Springs are building homes in the subdivision.
A listing agent for the lots was not made available.
Dentists Set At MetroPark
Crossland Construction Co. of Rogers recently bought a building permit valued at $1.3 million to build dentist office at 1003 Horsebarn Rd. in Rogers.
Arvest Bank-Bentonville is financing the project.
Drs. Jeff Wisener and Darron Cooper are the developers of the project that will be called Jeff Wisener and Darron Cooper Family and Cosmetic Dentistry. The size of the 7,072-SF building will allow the team to add a third dentist in the future.
Wisener and Cooper currently practice at Advanced Dental Associates of Northwest Arkansas at 620 N. 13th St. in Rogers. That office is only about 3,800 SF.
The project, which will be the dentists’ primary office, sits on about one acre in MetroPark, a large-scale development on the north side of Pinnacle Hills that is owned by Collins and Hunter Haynes of Haynes Ltd. in Rogers.
Plans call for the majority of the exterior to be brick with some stone. Interior features include a children’s play area.
Crossland is serving as the general contractor. Dan Townsley of Rogers is the architect. Marc Berry of Sand Creek Engineering and Landscape Architecture Inc. in Bentonville also is working on the project.
