Lakewood Launches Luxury Garden Homes

Tom Buffington, Clay Carlton, Tim Cooper and Mike Lambeth, through their Lakewood Homes LLC entity of Fayetteville, are developing a residential project that will be valued at $19 million upon completion.
Lakewood Luxury Garden Homes, located west of the Fayetteville Athletic Club on Zion Road, will include 95 homes on 13.5 acres.
Chambers Bank of Danville is financing the project.
Homes in the subdivision will range in size from 1,539 SF to 1,801 SF and in price from $198,375 to $225,125. There are five different two-story floor plans, including four with the master bedroom downstairs. Amenities in the three-bedroom, 2.5 bath homes include 10-foot ceilings downstairs, hardwood flooring, fireplaces and covered porches and balconies.
The cost includes a one-year membership to the Fayetteville Athletic Club. A Property Owners Association will maintain all lawns, garden beds and common areas.
Jackson Williams of Bassett Mix & Associates Inc. in Fayetteville is the exclusive listing agent and already has sold 12 of the homes.
Lakewood Homes is serving as the general contractor under the leadership of Buffington, who is the largest private homebuilder in Austin, Texas.
Tim Cooper of Cooper Architects in Fayetteville and H2 Engineering Inc. of Fayetteville are working on the project.
The infrastructure work has been completed and the footings on the first home have been dug. The first homes are scheduled for completion in April.
Lazenby Eyes Elkins Center
Bill Lazenby, owner of Lazenby Real Estate Co. in Fayetteville, has started construction on a commercial project that will be valued at $12 million upon completion.
Elkins Commerce Center, located on Arkansas Highway 16 East in Elkins, will include five buildings totaling 25,000 SF on about 7 acres.
First State Bank of Lonoke in Fayetteville is financing the project.
Leases for two buildings fronting the highway have already been signed. Hogtown Pizza will occupy a 3,000-SF building and Eastside Liquor will occupy a 2,000-SF building.
While steel framing on those buildings has begun, construction on the remaining three buildings — two 4,000-SF buildings and a 12,000-SF building — will begin as space is leased.
Lazenby’s Shanna Kimball is the exclusive leasing agent. Prices range from $12 to $16 per SF.
Neal Hefner Construction of Springdale is the general contractor.
Dennis Becker of The Plan Shop Inc. in Lowell is the architect while Leonard Gabbard of Landtech Engineering Inc. in Springdale is the engineer.
The first two buildings are scheduled for completion in May.
Lindsey Developing St. James Subdivision
John David Lindsey, through his John David Lindsey Development LLC entity of Fayetteville, has started site work on a subdivision that will be valued at $4.8 million upon completion.
St. James is located on Mount Comfort Road, just west of the Clabber Creek subdivision. It will include about 80 single-family lots on 40 acres.
Lindsey recently paid Nickell Investments LLC of Lowell $1.52 million for the property.
Prices for the lots range between $60,000 to $65,000.
Lindsey & Associates Inc. of Fayetteville will list the lots.
Lindsey Construction Co. is the general contractor.
Infrastructure work is scheduled for completion in August.
Baggett Banking On Blueberry Meadows
Karry Baggett, through his Baggett Properties LLC entity of Fayetteville, has started site work on a residential project that will be valued at $3.42 million upon completion.
Blueberry Meadows subdivision includes 72 single-family lots on 25 acres. The address for an existing house on the property is 5150 Huntsville Road. Baggett’s mother, Carolyn Baggett, has owned the property for about 40 years.
Chambers Bank of Danville is financing the project.
Two lot sizes are available and begin at about 0.33 acres. Lot prices range from $47,500 to $62,500. Homes built in the subdivision are tentatively planned to be a minimum of 1,600 SF.
Chris Payton of Coldwell Banker Faucette Real Estate in Fayetteville is listing the lots.
Sweetser Construction Inc. of Fayetteville is the general contractor.
Jorgensen & Associates Consulting Engineers Inc. of Fayetteville is the engineer.
Infrastructure work is expected for completion in May.
Bossler Building Seven Hills
Bossler Contracting Inc. of Siloam Springs has obtained four building permits valued at a combined $2.04 million to construct a new facility for Seven Hills Homeless Center of Fayetteville.
The project is located on 3.5 acres off Huntsville Road that is being leased at no charge from the City of Fayetteville. A physical address of 745 S. Seven Hills Drive has been assigned to the project.
The new facility features four buildings totaling 11,600 SF. It will provide housing for 36 individuals, including apartments for families with children, 17 rooms for single individuals and eight efficiency apartments for people with disabilities.
Seven Hills provides safe, affordable transitional housing with supportive services to aid individuals in gaining independence and self-sufficiency. The complex will include an on-site manager and offices for case management and counseling services.
The new facility is scheduled for completion this spring.
Lindsey-Green Marks Millsap
Jim Lindsey and Stan Green, through their Lindsey-Green Commercial Properties LP entity of Fayetteville, have started construction on a commercial addition that will be valued at $2.43 million upon completion.
Millsap Plaza will be two-story office building attached to an existing one-story office at 688 E. Millsap Place in Fayetteville.
First State Bank of Lonoke in Fayetteville is financing the project.
The 25,000-SF addition will be connected by a corridor to the north side of the existing 10,000-SF building that is being leased by Tyson Foods Inc. of Springdale. A garage on the north side of the property has been removed.
There will be a large clock tower on the north side and a decision has not been reached on whether to add a clock on the west side as well.
Bob Hopmann of Lindsey & Associates Inc. in Fayetteville is the exclusive leasing agent. Prices are $19 per SF.
Lindsey-Green Commercial Properties is serving as the general contractor.
Johnson Troillett Architecture PA of Eureka Springs is handling the architecture and structural engineering. Crafton, Tull & Associates Inc. of Rogers and Green Anderson Engineers Inc. of Fayetteville also are engineers on the project.
Tenant finish outs can be started anytime and the project is scheduled for completion in early summer.
JDM Invests In Walker Estates
Jay McLelland and Allen Mitchel, through their JDM Investments LLC entity of Fayetteville, are developing a subdivision that will be valued at $1.53 million upon completion.
Walker Estates is located on the north side of Candlewood subdivision on Crossover Road in Fayetteville. It includes 11 single-family lots on about 10 acres.
Pinnacle Bank of Bentonville is financing the project.
Lots range in size from 0.33 acres to 1.02 acres and in price from $139,000 to $164,000.
Chris Schwind of Citadel Realty Group in Bentonville is listing the lots.
Homes in the subdivision will be a minimum of 3,000 SF and be built in traditional “Olde World” design. Construction on three of the homes, ranging in size from 3,400 SF to 3,700 SF, will begin in April.
Landon Vanzant of Vanzant Construction Co. in Fayetteville will custom build the homes in the subdivision at $129 per SF.
McBeth Moving Dental Office
Nabholz Construction Corp. of Rogers recently bought a building permit valued at $1.28 million to construct a medical office at 4003 Financial Parkway in Rogers.
Susan B. McBeth, owner of McBeth Orthodontics in Rogers, is the developer.
Plans call for a 5,600-SF building located at 4003 Financial Parkway in Rogers. McBeth is moving her clinic to that location. The business currently operates out of a 2,600-SF office at 500 N. Dixieland Road, Suite 1, in Rogers.
Bank of Rogers is financing the project. Nabholz Construction is the general contractor.Dan Townsley of Rogers is the architect.
The 0.8-acre lot is part of the Creekside Development. Greg Nabholz of Nabholz Properties Inc. of Conway and Sperry Van Ness International Corp. of Little Rock is listing the commercial property.
