Rescue Purchases Anders Land

In mid-May, Crossland Holding Co., of Columbus, Kan., and Rescue Heroes LLC of Rogers purchased 4.64 acres in Springdale from The Anders Family Ltd. Partnership of Fayetteville for $3.5 million.

Christopher Crossland is the registered agent for Rescue. Crossland Holding and Lawrence Development Group LLC of Little Rock are listed as officers of Rescue Heroes.

Ivan E. Crossland Jr. is the managing member of Crossland.

John Lawrence is the president of JDL Enterprises Inc. of Bentonville, which is a registered agent for Lawrence Development.

Sterling Anders is the registered agent for The Anders Family.

Rescue Heroes took out a $2.2 million loan on May 16 from Arvest Bank-Bentonville to help finance the deal.

The land is located on South 40th Street in Springdale.

Rockwood Buys Twin Falls Lots

Fayetteville’s Twin Falls Development LLC recently sold lots in Phase I of the Twin Falls Subdivision addition to four different groups.

On April 24, Fayetteville’s Twin Falls Development sold lots to Farmington’s Rockwood Investments LLC. Rockwood acquired Lots 5-7, 23-24, 41-42, 48 and 54-55.

Keith Marrs and Rick D. Mooney are the incorporators/organizers of Twin Falls. Marrs and Michael O’Tooley are the incorporators/organizers of Rockwood.

Rockwood took out two mortgages at a combined $690,000 from First Federal Bank of Arkansas of Harrison. The price of the transaction was $790,000.

On April 17, Twin Falls Development sold Lots 13-17, 20-21, 27-28, 43 and 57 of the subdivision to KSDA Inc. for $869,000.

On April 17, Nick Parson purchased Lots 22 and 46 for $168,000. Parson received a $111,000 mortgage from Signature Bank of Arkansas in Fayetteville.

On April 24, Richard Murphree and Audry Murphree collected Lots 32 and 36 for $158,000. The Murphrees got two mortgages totaling $138,000 from First Federal Bank of Arkansas.

Twin Falls Subdivision is located in Farmington.

R-W Cleans Up In Salem Heights

Rouse-Walker Properties Inc. of Fort Smith recently sold six houses in Fayetteville’s Salem Heights Subdivision. Homes in the subdivision start at $150,000 and are a minimum of 1,600 SF in size.

On April 21, Justo Gonzalez II bought the house in Lot 6 at 2504 Surtees Place for $191,000. Gonzalez got a $181,450 mortgage from 66 Federal Credit Union in Bartlesville, Okla.

On May 5, Tammy and Gary Dunahoo purchased the house on Lot 25 at 3545 W. McLaren Drive for $202,000. Provident Funding Assoc. LP of Oklahoma City mortgaged the Dunahoos $151,700.

On May 8, Matthew C. and Chris L. Elder bought the house on Lot 11 at 3592 W. Donnington Drive for $179,000. A $130,000 mortgage from First Federal Bank of Arkansas of Harrison helped with the financing.

On May 10, Amaro Salazar Cantu purchased the house on Lot 16 at 3659 W. Donnington Drive for $171,000. Also on May 10, Ignaico Armendariz bought the house on Lot 17 at 3675 W. Donnington Drive for $171,000. Cantu and Armendariz each received $100,000 mortgages from Pulaski Mortgage Co. in Little Rock.

On May 8, the house on Lot 22 at 3633 McLaren Drive was purchased by Katharina Lewis for $192,000. Lewis got a $153,600 mortgage from Homecomings Financial Network Inc. of Dallas.

Mark Rouse Sr. is the president of Rouse-Walker. Rocky Walker and Jeffrey E. Shipley are the incorporators/organizers.

Salem Heights is located on Salem Road in east Fayetteville. There are 90 lots. Palmco Properties LLC of Fort Smith is the developer.

Charles Palmer and John D. Alford are members of Palmco.

Nock Sells Lots To Three Parties

Three groups recently bought lots from Nock Investments LLC of Fayetteville in the Rupple Row Subdivision.

John Nock is the sole member of Nock Investments.

Between April 25 and May 3, Rupple Row Investments LLC bought lots 126-140 for a total of $599,000.

Rupple received a $900,000 mortgage from BancorpSouth Bank of Tupelo, Miss. Rupple also got a $900,000 mortgage from First Western Bank & Trust in Fayetteville related to the purchase.

What LLC bought Lots 21-25 on April 19 for a total of $200,000. Mitchell Massey is a member of What. What took out five mortgages for a combined $860,000 from Parkway Bank in Rogers.

Simpatico Part Deux LLC purchased Lots 38-42 on April 19 for a combined $200,000.

Massey is the incorporator and organizer of Simpatico while Dirk Van Veen is an agent. Simpatico also took out five mortgages totaling $860,000 from Parkway.

Rupple Row is just west of the Fayetteville Boys and Girls Club. Houses in the subdivision typically have 1,800 SF, three bedrooms, 2.5 baths and a rear two-car garage.

Developers of the subdivision are Nock Investments and Fayetteville’s AMA Holding Co. Richard Alexander, Robert Merry-Ship and Sheree Alt are members of AMA.

Aspen Brook Buys From Massey

Aspen Brook LLC of Fayetteville recently bought 17.2 acres from Massey Holdings LLC of Fayetteville. Aspen bought the land for $655,000. The land is located at 1029/10493 Steele Road in Springdale.

James Mitchell Massey is the registered agent for Massey Holdings. Rayburn Green is the registered agent and incorporator/organizer for Aspen. Robert M. and Carrie A. Husong are managers of Aspen.

Massey got the land from the Judith C. Ward Revocable Living Trust in 1999.

Aspen took out a mortgage for $750,000 from The Bank of Fayetteville in relation to the project.

In May, Aspen sold 7.75 acres of the land to William J. and Catherine M. Eddy of Springdale. The Eddys took out a $514,500 loan from Signature Bank of Arkansas in Fayetteville.

Covington Park Lot Finds New Ownert

Carl L. and Scotti Vaughan sold a house to Stacy A. Smith-Foley and Christopher Foley for $591,000. The house is located at Lot 78, Covington Park, Phase I.

The address is 3537 E. Township Road in Fayetteville.

The Foleys took out two mortgages totaling $591,000 from First Security Bank of Searcy. The warranty deed was signed June 2.

Covington Park, Phase IV, is the latest developed phase of the Covington Park Subdivision. Covington Park is located in the eastern part of Fayetteville, east of Arkansas Highway 265 and north of state Highway 45.

The subdivision has more than 90 lots with lot prices starting at $55,000 and house prices starting at $271,000.

Houses are a minimum of 2,400 SF. Phase IV has 24 lots with lot prices ranging from $55,000 to $85,000. House prices start at $300,000 and have a minimum of 2,400 SF.

Covington Park Development Inc. of Fayetteville is the developer. Don Cozart is the president of Covington Park Development.

Lindsey Has Spaces Open For Offices

Lindsey and Associates Inc. of Fayetteville has a mixed-used building ready for leasing at 2131 Crossover St. in Fayetteville.

There are also four residential spaces on the upper floor of the two-story building.

Kyle Pattillo is the leasing agent for Lindsey.

Lindsey’s Kirk Elsass, developer and owner of the building, obtained a building permit for the office in May 2005 for $543,692.

The area is listed at 6,890 SF. The land for the building covers 0.52 acres. Elsass bought the land from Timothy C. and Christine Klingler of Fayetteville.

Milholland Company Engineering and Surveying of Fayetteville is the engineer.

AutoZone Comes To Sixth Street

Van Tassel-Proctor Inc. of Little Rock recently acquired a building permit valued at $505,519 to build an AutoZone store at 2790 W. Sixth St. in Fayetteville.

The building area is listed at 7,382 SF. The land covers 1.06 acres.

CEI Engineering Associates Inc. of Bentonville is the engineer. Ron May Plumbing Inc. of Lowell is doing the plumbing.

ACS Development LLC of Little Rock owns the land. But The Nelson and Beaty Co. of Lowell is the developer and the future owner of the land.

The Nickle-Hill Group Inc. of Fayetteville is handling the sale of the land. Until Beaty becomes the owner, Beaty is leasing the land through the Shearin Hathaway Group of Rogers.

Chambers Bank of North Arkansas is financing the project.

Ted Van Tassel and Scott Proctor are the president and secretary, respectively, of Van Tassel-Proctor. Paul Stagg is the incorporator of ACS.

Lance Beaty is the incorporator of Nelson and Beaty.
