Riggins Rigs Plantation Lots (Real Deals)
Riggins Construction Inc. of Springdale recently bought 55 building permits valued at a combined $6.3 million to build duplexes in The Plantation subdivision off Old Wire Road in Rogers.
The 146-unit subdivision will feature two- and three-bedroom duplexes, each about 1,200 SF in size.
The two-unit buildings will have 100 percent brick exteriors. Lots average 0.23 acres for one two-unit building. The two unit buildings are selling from $214,000.
Jay Clark, who owns Powerbilt Custom Homes along with Ted Power, said all but 15 of the units were presold to investors.
Powerbilt Custom Homes Inc. is the developer of the subdivision and is building some of the units.
Engineering Services Inc. of Springdale is the engineer.
Roth Climbs Copper Oaks
Roth Custom Homes of Rogers recently bought 51 building permits valued at a combined $5.1 million to build duplex buildings in the Copper Oaks subdivision off Liberty Street and Arkansas Highway 102 in Centerton.
Roth Custom Homes is the general contractor on about 70 of the 90 lots in Copper Oaks. SCB Investments LLC of Fayetteville owns and will build the rest of the duplexes. SCB Investments, of which Brandon Barber is a principal, sold the lots to Roth Custom Homes for about $50,000 per lot. Brandon Barber is chairman of The Barber Group in Fayetteville.
Jeff Roth and Randy Roth of H & R Equity Group LLC are developing the duplexes. The lots range from 0.23 to 0.25 acres. The duplex buildings will range from 2,600 SF to 3,000 SF or 1,300 to 1,500 per side.
Jeff Roth said all of the H & R units are presold. The units sold from $246,000 for the 2,600-SF building and $274,000 for the 3,000-SF building.
Morrison Shipley Engineers Inc. of Bentonville is the engineer.
Roth said H & R is using five or six different banks to finance the project, but Pinnacle Bank of Rogers is the main financing source.
The first building should be finished in June.
Nickell Homes Mulls Meadows
Aaron Nickell Homes of Lowell recently bought 19 building permits valued at a combined $3.5 million to build homes in the High Meadows subdivision off “J” Street in Bentonville.
First Western Bank of Rogers, Bank of America in Rogers and First Federal Bank of Arkansas in Bentonville are financing a majority in the project with the remainder coming from six other banks.
Nickell Investments recently bought all of the 111 lots in the 39-acre subdivision from Craig Smith Enterprises.
Morrison Shipley Engineers Inc. of Bentonville is the engineer.
Lots average 0.15 acres.
The first home should be ready for occupancy in July. Homes will range from 1,300 to 1,500 SF and will sell from $130,000 to $150,000. The three-bedroom homes will have brick fronts with siding in the back. Mark Walker and Theresa Chenevert of Aaron Nickell Homes will be listing the homes.
Dinero Hits Rocky Creek
Homes of Distinction of Bentonville recently bought 21 building permits valued at a combined $3.4 million to build homes in the Rocky Creek subdivision off “J” Street in Bentonville.
Homes of Distinction is the general contractor on all of the homes in the 55-lot development.
Dinero LLC, in which Jeff and Patrick Simpson are partners, is the developer of the subdivision.
There will be 55 lots in the 20-acre project. Lots average 0.22 acres. Homes will range from 2,000 to 2,300 SF and will sell from $250,000.
Paul Ohlander of Lindsey & Associates Inc. is the listing agent for the homes. Freeland-Kauffman & Fredeen Inc. of Rogers is the engineer.
BM Development LLC completed the site work.

Landmarc Buys Vintage Lots
Landmarc Construction of Fayetteville recently bought 15 building permits valued at a combined $2.4 million to build homes in the Vintage subdivision off South 21st Street in Rogers.
There are 21 lots in the 7-acre subdivision, which was developed by Jerry Malies.
Landmarc Construction, which is owned by Tim Boudrey, bought 16 lots from Malies for an average price of $47,000 per lot. Malies will build the remaining five homes in the subdivision.
Lots average 0.24 acres.
The homes will range from 2,000 to 2,500 SF and will sell from $115 per SF. They will be 100 percent brick exterior with wood flooring, tile and granite countertops and fully sodded yards.
Doug Gibson of Terminella & Associates in Fayetteville will be the listing agent on the homes.
Arvest Bank-Rogers is financing the construction.

Clearwood Crossing Clears New Lots
Home construction will soon begin in the Clearwood Crossing subdivision located between Salem and Rupple roads off Mount Comfort Road in Fayetteville.
There are 46 lots in the 15-acre subdivision.
Project Design Consultants of Cave Springs is the engineer. Frank’s Construction of Mountain View completed the site work.
Developer Richard Hancock of Hancock Properties LLC has a contract to sell all of the lots to Tad Carpenter of Carpenter Construction in Springdale for $46,000 per lot, or about $2.1 million.
Lots average 0.22 acres.
Homes will be a minimum of 1,500 SF and will sell from $160,000.
First State Bank of Lonoke financed the site work.
Kinco Sees Green Space
Kinco Constructors LLC of Springdale will soon start construction on a 10,000-SF office building valued at $2 million off U.S. Highway 412 West in the Har-Ber Meadows subdivision in Springdale.
The building will be Leadership in Energy and Environmental Design, or LEED-certified, and will house the offices of the Arkansas Support Network.
Arkansas Support Network employs about 325 people and will own the building. The company provides support and assistance to adults and children with developmental disabilities.
The building should be complete in March.

Allison Architects of Fayetteville is the architect on the project. EB Landworks of Fayetteville is the civil engineer. Engineering Consultants Inc. of Bentonville is the structural engineer. TME Engineers Inc. of Fayetteville is the mechanical, electrical and plumbing engineer.
Nock Nails Duplexes
Nock Investments LLC recently bought five duplex buildings near the Meadowlands subdivision off 46th Street in Fayetteville.
Nock Investments bought the units for $1.05 million from Norman R. Moulden and Bernice Mathias.
John Nock is the sole member of Nock Investments.
Chambers Bank of North Arkansas in Fayetteville financed the purchase.
Nock said he bought the units, which were built in 1997, because they are near the Rupple Row subdivision, of which he is a developer.
He will build six more duplex buildings that will average 1,800 SF per side.
Nock is developing the 221-lot Rupple Row along with Rob Merry-Ship and Richard Alexander.
Of those 221 lots, 38 will feature two-unit town-home buildings on 0.18-acre lots.
Nock Investments is the sole developer/owner of the town home section of the subdivision.
All of the lots in the 40-acre subdivision have been sold to builders at a price ranging from $38,000 to $42,000.
Jorgenson & Associates Engineers/ Surveyors of Fayetteville is the engineer.
Critical Path Construction Management Inc. of Fayetteville completed the site work on the subdivision. Construction has started on about 16 of the 50 homes in the first phase of Rupple Row. The “neotraditional” three-bedroom, two-and-a-half-bath homes average 1,827 SF and will sell from $225,000. They will feature hardwood flooring, granite countertops and two-level porches on the front. Cooper Architects of Fayetteville is the architect on the subdivision.
Nock is also developing with Alexander and Merry-Ship the 20-acre West Side Village subdivision. The mixed-use project will feature about 7 percent to 10 percent commercial development along with the residential space.
West Side Village will have 366 mostly attached Georgetown-style row homes. The price has not been determined. The first home will be delivered to the market in about a year, he said.

Hales Construction Smooths Sandalwood
Jack Hales Construction Inc. of Rogers recently bought seven building permits valued at a combined $837,408 to build homes in the Sandalwood subdivision off South First Street in Rogers.
Jack Hales Construction is the general contractor on 68 of the 92 homes in the 21-acre subdivision. Eric Farmer of Farmer Construction Inc. of Lowell is building 24 homes in the subdivision.
Jim and Jack Hales of Hales Brothers Development Inc. of Rogers are the developers.
Homes in Sandalwood will average 1,500 to 1,600 SF and will sell from $160,000 to $170,000. Lots average 0.20 acres.
The three-bedroom, two-bath, two-car-garage homes will have 100 percent brick exterior, granite countertops, tile, crown molding and whirlpool tubs.
Northstar Engineering of Bentonville is the engineer.
