Dixie Digs Nelson?s (Real Deals)
Dixie Construction LLC of Fayetteville recently bought two building permits valued at a combined $1.5 million to continue construction on the Nelson’s Crossing project on Joyce Boulevard in Fayetteville. The entire project is 76,555 SF and is valued at $18.7 million.
The building permits are for a 66,000-SF building, which is part of Phase II of the Nelson’s Crossing project.
Phase I included a 5,525-SF building, which should be ready for tenant finish-out in April. A golf store, flower shop and a Starbucks coffee shop will move into the space. Chico’s, a women’s clothing store, will also occupy 4,500 SF in the larger building.
Dixie Development Inc. is the developer of Nelson’s Crossing. Tom and Mike Muccio are also owners in the project, along with Dixie.
Space in Nelson’s Crossing will lease from $24 per SF, said Marla Webb, president and chief operating officer for Dixie Development.
The newest building should be complete in December.
Next Chapter Resources LLC and Nelson’s Crossing LLC bought the land in March from the Duane B. Nelson Family Trust for $1.5 million.
Ben Israel, chairman and CEO of Dixie Development, is the manager of Nelson’s Crossing LLC. Tom Muccio is the manager of Next Chapter Resources.
Don Mobley Architects Inc. is the architect on the project. Clark Consulting of Fayetteville is the engineer.
Chambers Bank of North Arkansas in Fayetteville is financing the development.
UAMS Molds New Center
Crossland Construction Co. of Rogers will soon begin construction on the Northwest Arkansas Center for Children in Lowell. The building will be 40,000 SF, and the project is valued at $10 million. The center is a University of Arkansas for Medical Sciences entity.
Great Southern Bank of Springfield, Mo., is financing the construction.
The Pinnacle Group of Rogers is the owner and developer of the building, which is slated to open in the spring of 2007.
The Pinnacle Group also owns the Northwest Arkansas Business Center office park, of which there are three existing buildings that are completely leased, said Bill Schwyhart, principal with The Pinnacle Group. The fourth building will bring the 40-acre office park to more than 150,000 total SF.
UAMS will occupy 32,000 SF immediately upon opening and will lease the space back from The Pinnacle Group. UAMS signed a 10-year lease agreement and will pay $24 per SF annually. Henry Architecture of Bentonville is the architect.
Lowell Office Partners I LLC, an entity of The Pinnacle Group, bought the land and existing buildings in August 2004 for about $20.3 million from THF BAV Lowell Development LLC, Bentonville Associates Ventures LLC and Investlinc Group LLC. Doug Sperber is a manager of Bentonville Associates and Investlinc. Michael Staenburg is a manager of THV/BAV. Schwyhart is the manager of Lowell Office Partners I LLC.
May Construction Makes Simmons
May Construction Co. of Bentonville recently bought a building permit valued at $7.75 million to build a Simmons Suites hotel at 3001 N.E. 11th St. in Bentonville.
Charlie and Patsy Simmons of Simmons Properties Inc. of Rogers are the developers and owners of the 2.5-acre project.
Simmons First Bank of Northwest Arkansas of Rogers is financing the project.
Butler Rosenbury & Partners of Springfield, Mo., is the architect.
Freeland Kauffman & Fredeen Inc. of Rogers is the engineer.
The 115-suite project will open in December and will feature an indoor swimming pool, exercise area, business center, wireless internet, a meeting room, kitchen presentation area and lounge that will serve liquor, pending a license.
Simmons Properties will manage the four-story hotel.
Simmons Properties also developed the Dogwood Office Park in Bentonville, the Simmons Place building on Horsebarn Road in Rogers and plans to start construction on a convenience store on the corner of Locust and 2nd Streets in Rogers.
Baldwin & Shell Adds to Hospital
Baldwin & Shell Construction Co. of Rogers recently bought a building permit valued at $2.9 million to work on an addition at Washington Regional Medical Center in Fayetteville.
The total value of the capital improvements will be about $25 million.
The permit is for structural steel and concrete work to build 70,000-SF addition onto the main hospital building.
The addition should be complete in the fall of 2007. It will bring a fifth floor on top of the main hospital building as it stands now and will double the size of the emergency department to more than 80,000 SF.
The architect and structural engineer is HKS Inc. of Dallas. USI Arkansas Inc. of Springdale is the civil engineer.
Tinsley-Mullen Engineers of Little Rock is the mechanical, electrical and plumbing engineer.
The expansion is being financed by bonds, existing cash reserves and donations.
Flintco Finds Dialysis Center
Flintco Inc. of Springdale has started construction on the Bentonville Dialysis Center on 30th Street in Bentonville valued at $1.8 million.
Dr. Fred Smardo is the owner of four dialysis centers. The Bentonville Hidden Springs center will move to the new building after it is complete. There are also dialysis centers in Fayetteville, Springdale and Siloam Springs.
Guest-Redick Architects of Fort Smith is the architect on the 86,035-SF project.
Myers Engineering PLLC of Van Buren is the civil and structural engineer. Green Anderson Engineers Inc. of Fayetteville is the mechanical and electrical engineer.
The project is on 1.3 acres.
Flincto was also recently awarded the preconstruction bid for Springdale East and Springdale West elementary schools and the Rogers High School Sophomore Center expansion.
In April, Flintco will begin site work on the Springdale schools, and the Rogers site work will begin in June.
The Rogers project will include 100,000-SF of renovation work and an additional 220,000 SF of new space. Hight-Jackson Associates PA is the architect on that project. The two Springdale elementary schools will be 85,239-SF each. Springdale East elementary will be located between Scott Hollow and Monitor Roads. Springdale West will be located between Grimsely and West Miller Roads.

Bridge Builders Finds Township
Bridge Builders Inc. of Fayetteville recently bought a building permit valued at $1.2 million to build a 12,000-SF office building at 216 E. Township St. in Fayetteville.
Bill and Dick Keating of Keating Enterprises Inc., which owns Bridge Builders, is the developer. Keating Enterprises will also occupy 1,000 SF in the building once it is complete.
Jorgenson & Associates Consulting Engineers Inc. of Fayetteville is the engineer.
Don Fitzgerald, in-house architect for Keating Enterprises, is the architect on the 1.5-acre project.
The new space will lease from $14 per SF, and the building should be complete in the fall.
First Security Bank of Springdale is financing the project.
