West Sells Sunbridge (Real Deals)

West Allies LLC recently sold four office buildings in the Sunbridge office park on Sunbridge Drive in Fayetteville to WMD LLC for $4.04 million.

There was about 30,000 SF of leased space sold in the purchase of lots 1, 2 and 9 of Sunbridge Center. The buildings are located at 174, 198, 228 and 226 East Sunbridge Drive.

Bill McClard of Lindsey & Associates Inc. of Fayetteville was the buyer and seller’s representative on the transaction. McClard is also the managing member of WMD LLC.

Dick Keating of Keating Enterprises is a principal in West Allies. Bill Keating and Dick Keating have developed more than 40 acres along Sunbridge Drive in the past seven years.

McClard said all the buildings bought had been built in the past two years.

Goff Sells For Falling Waters

Falling Waters LLC recently bought 137 acres off Goff Farm Road from Dewitt Goff for $3.08 million.

Mike Lamberth and Clay Carlton are partners in Falling Waters. The land is located along the southern edge of Stonebridge Meadows golf course.

Regions Bank of Rogers financed the purchase.

Lamberth said site work for the 254-lot subdivision would start within three months to develop the property into a residential subdivision called Falling Waters. Construction will only begin on the first phase of the subdivision, which is 98 lots.

Lots will average 0.5 acres and will sell from $85,000. Jackson Williams of Bassett Mix & Associates Inc. of Fayetteville will be the listing agent for the lots.

H2 Engineering of Fayetteville is the engineer on the subdivision. Cooper Architects of Fayetteville is designing some of the homes in the subdivision as well as consulting on the architectural control committee that will oversee all building in the subdivision.

Lamberth said about 40 percent of each lot will be reserved for tree canopy space and the subdivision will have a 6.2-acre park. Each lot will have a required tree buffer on all four sides of the house.

Carlton said virtually all of the lots have a view of the downtown Fayetteville skyline and the University of Arkansas campus.

Baldwin Links Peace Lutheran

Baldwin & Shell Construction Co. of Rogers will soon begin construction on the Peace Lutheran Family Worship & Student Ministry Center valued at $2.5 million off Perry Road in Rogers.

The construction is Phase I of a master plan for the 20-acre site that will more than likely move the church from its existing location on West Olrich Street some day. Current plans call for only the new center to be located there. The 14,000-SF project will feature a 700-SF mosaic tile mural on the building’s exterior, in addition to an outdoor amphitheater and 147 parking spaces. The building’s north face is mostly glass.

Hight-Jackson Associates P.A. of Rogers is the architect. Freeland Kauffman and Fredeen Inc. of Rogers is the civil engineer. Tatum-Smith Engineers Inc. of Rogers is the structural engineer.

Hathaway Symonds & Archer Inc. of Fort Smith is the mechanical, electrical and plumbing engineer.

Ozark Gets Last Sage

Ozark Construction Co. of Springdale recently bought 13 building permits valued at $1.73 million to build the last homes in the Sage Meadows subdivision.

The 86-lot project is located east of the Bridgeport subdivision off Mount Comfort Road in Fayetteville.

Ozark is the general contractor on the homes for the subdivision’s developer, Homestead Homes LLC. The first home should be complete in June. Chambers Bank of North Arkansas in Fayetteville is financing the construction

The homes will average 1,600 SF and will sell from $169,000. Lots average 0.33 acres. Ron Hager of Hager Realty is the listing agent for the homes.

When construction began two years ago, homes in the Sage Meadows subdivision were selling from $96,000.

Jorgenson & Associates Consulting Engineers Inc. of Fayetteville is the engineer on the subdivision.

Ben Israel, J.B. Hunt, Trey Trumbo, Tom Muccio and Phil Phillips are the principals in Homestead Homes.

Homestead, which was Next Generation Residential LLC at the time, bought the Sage Meadows land Dunnerstock Development Inc., of which Mark Foster is president, for $3 million in July 2003.

Sharp Paddles Creekside Lot

Sharp Properties LLC of Bentonville recently bought a 1.75-acre lot in the Creekside subdivision off New Hope Road in Rogers from Creekside Development LLC for $ 1.06 million.

Chuck and Laneya Sharp are principals in Sharp Properties.

Tom Terminella, Greg Nabholz, Tom Morter and Terry Johnson are principals in Creekside Development. There are five of 10 out parcels left to sell in the 115-acre Creekside, which range from 2 to 10 acres and from $15 per SF, Terminella said.

Sharp Properties will be the developer and general contractor on a 22,000-SF building it plans to construct. Sharp Properties will lease half of the space to Pinnacle Bank when the building is complete in the fall.

About 11,820-SF will be remaining for lease. Lease rates haven’t been determined yet.

Mangold Architecture & Construction Inc. is the architect on the project. WR Consulting Inc. of Bentonville is the engineer.

It is in the Creekside subdivision off New Hope Road in Rogers.

Legacy Sees The Falls Lots

DMP Construction Inc. of Springdale is continuing site work at The Falls subdivision in Springdale off Har-Ber Road.

Dean Morris of Legacy Building & Development LLC of Springdale is the developer of the gated community. Morris also owns DMP Construction.

The project will feature a walking trail and a clubhouse.

Lots will range from 0.25 to 1.2 acres and will sell from $77,900.

Morris said half of the lots in the subdivision are already sold.

Homes at The Falls will be a 2,500 SF minimum, required to be 100 percent brick or masonry exterior and will sell from $300,000.

Bob Downum of Downum Realty Group is the listing agent for the homes. Home construction should begin in May. Morrison-Shipley Engineers Inc. is the engineer on the subdivision. United Bank of Springdale is financing the construction.

Morris is also developing the 12.05-acre Parker’s Place subdivision, which will feature 1,500 SF homes that will sell from $110 per SF. Legacy Building will be the contractor on all the homes in Parker’s Place. Lots average 0.22 acres.

Parker’s Place is located northeast of The Falls on the corner of Oakgrove and Har-Ber roads. Morrison-Shipley Engineers Inc. of Bentonville is also the engineer on Parker’s Place.

Morris bought the 12 acres for the subdivision from Bob Wiseman in February for $600,000. BanccorpSouth Bank of Fort Smith financed the purchase.
