Flintco Finds Legacy Units (Real Deals)

Flintco Inc. of Tontitown recently bought a building permit valued at $10.1 million to build a 114,750 SF building on Watson Street in Fayetteville.

The project is known as the Legacy Building.

The Barber Group of Springdale is the developer of the 37-unit condominium project.

The units range from 800 to 3,500 SF and will sell from $300 per SF on average, said Brandon Rains, project manager for The Barber Group. Rains said the condo units are about 70 percent sold.

Dewberry of Tulsa is the architect. Wallace Engineering of Tulsa is the structural engineer. Morrison-Shipley Engineers Inc. of Bentonville is the civil engineer.

Legacy National Bank of Springdale is financing the construction.

The building is on a 0.34-acre lot.

On the ground floor, a restaurant will occupy about 4,000 SF, and Mason’s Boutique will take the remaining 9,000 SF of retail space.

The Barber Group bought the property from Tom Pearson in February for $1 million.

Barber Brings Fairlane Units

Barber Construction of Springdale recently bought five building permits valued at a combined $6.3 million to build an apartment complex off Huntsville Road in Fayetteville.

There will be 114 units in Fairlane Apartments.

The Barber Group, of which Barber Construction is a subsidiary, is developing and will manage the complex. First State Bank of Lonoke in Fayetteville is financing the subdivision.

There will be 54 one-bedroom units and 62 two-bedroom units. The one-bedroom units will be 600 SF in size, and the two-bedroom apartments will be 900 SF each.

No rental rates have been determined yet.

Crafton Tull & Associates Inc. of Rogers is the engineer on the project.

Fochtman Readies Grace Addition

John Hall of The Ozark Builders Group LLC and Earl Fochtman of Fochtman Enterprises of Fayetteville have started site work valued at $3.3 million for a 43-acre subdivision off Elm Tree Road in Bentonville.

The Grace Addition subdivision will have 114 lots that will average 0.20 acres. Lots will sell from $43,900. Hall and Fochtman are partners in Elm Tree Manor LLC, which is the developing entity for the project.

Fochtman Enterprises is the site contractor.

Great Southern Bank in Rogers is financing the subdivision.

Jorgenson & Associates Engineers of Fayetteville is the engineer.

Elm Tree bought the 43 acres from the Gene and Sharon Grace Trust in April 2004 for $968,000. First Federal Bank of Arkansas in Fayetteville financed the purchase.

Hall’s Ozark Builders Group also owns and will be building homes in the Dreamcatcher subdivision off Moody Lane in Springdale.

Homes in the 40-lot project will range from 1,100 to 1,500 SF and will sell from $120,000 to $140,000.

The three-bedroom homes will have a mixture of brick and siding exteriors. Lots average 0.19 acres. The first home should be ready for occupancy in April.

BOA Building Bank Condos

Crossland Construction Co. of Rogers recently bought a building permit valued at $2.4 million to build a 19,870-SF addition to the Bank of America building at 1 East Center St. in Fayetteville.

The entire building is 80,000 SF.

The project will contain six condominium units ranging from 800 to 2,800 SF and will add two floors to the existing two-story building. The units will sell from $230 per SF, which includes an open space with the four finished out walls, the rest of the space left open.

Three of the units are sold.

Polk Stanley Yeary Architects Ltd. of Fayetteville is the architect. First Tennessee of Memphis is financing the project. The first unit should be ready in about nine months, said Rob Merry-Ship.

Merry-Ship, Richard Alexander, John Nock and Ted Belden are the owners. AMA Real Estate Group of Fayetteville will be listing the condo units.

The units will be connected to the parking deck that will be built on the Renaissance Towers site, which is the site of the old Mountain Inn.

HarBer Sells Final Lots

HarBer Meadows Development Co. recently sold 37 acres to PKD LLC and Unique Maison LLC for $2.2 million.

Bruce and Kathy Loftin are members of Unique Maison, and John Duke is a member of PKD LLC. Roy Clinton is a principal of HarBer Meadows Development Co.

The property is Phase 20 of the HarBer Meadows development, which is located on the eastern edge of the project, said Bruce Loftin.

There will be 53 residential lots that will sell from $69,500 to $89,500 each. Lots average 0.27 acres. About half of the lots were presold.

Sagely Construction Co. of Bentonville will complete the site work. The first lot should be ready for construction in a few months, after the acreage receives final plat approval. USI Arkansas Inc. of Springdale is the engineer on the project.

Cross County Bank of Wynne is financing the site work.

Betty’s Bets On Quail Ridge Sub

Betty’s Homes Inc. of Bella Vista recently bought 12 building permits valued at $1.9 million to build homes in the Quail Ridge subdivision off Greenhouse Road in Bentonville.

Betty’s Homes also started construction on 10 homes in Quail Ridge in September.

Don Marley and Jim Von Gremp of Quail Ridge Development LLC are the developers of the subdivision, which contains 183 lots and 10 different builders.

The homes will range from 2,200 to 2,700 SF and will sell from $130 per SF. Homes are a minimum of 2,200 SF, and the 80-acre subdivision will have a POA.

Homes will feature a 75 percent masonry exterior, architectural shingles, some crown molding, hardwood flooring and granite countertops.

Lots average 0.23 acres and sell from $45,000.

Signature Bank in Bentonville, ANB Financial N.A. of Bentonville, Pinnacle Bank in Rogers and Community First Bank of Pea Ridge are financing the Betty’s Homes construction.

Bob Abercrombie of Abercrombie Real Estate LLC of Bella Vista is the listing agent for the homes.

Abercrombie also owns Betty’s Homes Inc.

The project also contains a swimming pool, playground and a 1,500 SF clubhouse.

Morrison-Shipley Engineers Inc. of Bentonville is the engineer.

Harris Construction Co. of Fort Smith completed the site work.

Arvest Bank-Bentonville financed the site work.

Don Marley will start site construction on another subdivision in March called Quail Hollow, which is 55 acres adjacent to Quail Ridge off Greenhouse Road.

Morrison-Shipley Engineers Inc. is the engineer on the 113-lot subdivision.

Lots will average 0.29 acres and will sell from $62,500. Homes will be a minimum of 2,500 SF.

SSI Scores School Lot

SSI Inc. of Tontitown recently bought a building permit valued at $1.5 million to build a 13,176-SF office building on School Avenue in Fayetteville.

Kathy Ferguson of Fayetteville is the owner and developer of the building. MailCo USA Inc., a postage sorting facility, will occupy the space. Ferguson owns MailCo along with husband Roger Ferguson, and parents Jan and Bob Susong.

The entire site is 5 acres. The rest of the acreage will reserved for future growth and will be developed into an employee area which will be have a jogging trail, basketball court and picnic area. MailCo employs 32 and opened in 1987. MailCo’s 6,000-SF facility is located on Drake Street. The company will move to the new space on School Avenue in the fall.

The Bank of Fayetteville is financing the construction.

Ken Shireman & Associates of Fayetteville is the architect.

Clark Consulting of Fayetteville is the civil engineer.

Burrows & Associates Engineering of Fort Smith is the mechanical engineer.

Joseph Looney & Associates of Lowell is the structural engineer.

MailCo bought the land from Michael and Gail Harrison for $195,000.

Growth Picks Bayyari Land

Growth Partners LLC recently bought 15 acres off Interstate 540 in Fayetteville from Fadil Bayyari for $1.1 million.

The commercial property is located between the Wedington and Porter Road exits.

Growth Group Partners, of which Mitchell Massey and Morgan Hooker are principals, plans to develop the project into a 200,000-SF mix of office and warehouse space.
